Opulence For a Few – 224 Mulberry Street

By Linecity, February 5, 2020

A crown jewel among the six-story walkups from a century past, 224 Mulberry Street seems miscast in its Nolita surrounds.  But miscast as it may, this wonderful building blends it beautifully with its neighbors, nary interrupting the streetscape or the historic sensibilities of Mulberry Street.  The treasure is inside these walls, a true eye-opening experience for apartment voyeurs or residents lucky enough to live in this exquisite condominium.

Completed in 2015, the building stands eight stories tall, four of which are set back from the street elevation.  The base is clad in roman brick with some simple stone trim along the edge of the windows. The oversized six over six mahogany windows are recessed and add depth to the facade.  The middle section of the upper floors is clad in precast stone and sits like a crown atop the lower floors. There is a marquis that hangs over an understated entrance.

The building has just six apartments.  Yes, we said six. The average-sized residence is north of 4,000 SF. The smallest, which measures 3,167 SF, sold in 2015 for more than $10 million. Each of the apartments have private terraces, wood-burning fireplaces, Smallbone kitchens, private storage rooms and two deeded parking spaces.  These loft-style homes have minimum ceiling heights of 14 feet; some sport ceilings as high as 25 feet.

Not surprisingly, 224 Mulberry Street provides full-time doorman security, a true novelty in Nolita.

There is a common roof deck that offers magnificent views in multiple directions because of the low-rise character of the neighborhood.  Interestingly enough, the building received a city building permit prior to the down-zoning of the area. So unless the zoning regs change at some point in the future, the upper floors of 224 Mulberry will always be the highest across this ever popular downtown neighborhood.

In 2016, the penthouse duplex sold for $21 million.  This prized residence measures 5646 SF and sports four terraces with panoramic views across the city.  The original sell out in 2015/16 was north of $3200 per square foot.

At present there is a 4078 SF duplex for sale for $11 million through the Serhant Team at Nest Seekers International.  Among a host of opulent features, this residence has 23-foot high ceilings and a 990 SF private terrace with pergola and gas grill.
