Highest and lowest priced closed sales for Manhattan Apartments (Week of Feb 23, 2020)

The highest recorded closed price for a Manhattan apartment for the week of February 23 was unit 28-C at 53 West 53rd Street, the sleek new supertall by Jean Nouvel that towers over the Museum of Modern Art.

The lowest recorded sale price for a Manhattan apartment for the week of February 23rd was unit 402, a one-bedroom at 1779 Madison Avenue in East Harlem. This income-restricted co-op, located just off 117th Street, sold for $171,500.  The per square foot price was about $321 based on 535 square feet.

The apartment features excellent light, a windowed kitchen with new stainless steel appliances and newly refinished oak floors.

The residence was introduced to the market in October 2019 for $321,000.  It took less than three months to sell but the buyer received a sharp discount of 47% off the original ask.  DeAnna Rieber of Halstead represented the seller.
