Highest and lowest priced closed sales for Manhattan Apartments (Week of March 1, 2020)

By Linecity, March 23, 2020

The highest recorded closed price for a Manhattan apartment for the first week of March was $9.7 million for unit 7-A at 30 East 71st Street, a magnificent prewar at the southeast corner of Madison Avenue and 71st Street.  Talk about a prime location.

There are three distinct sections to this grand ten-room residence, the living and entertaining area, the bedroom wing and the greater kitchen area.  To no one’s surprise, there is a gracious entry foyer as well as an adjoining gallery where one just settles into the beauty and comfort of this stunning home.  Dark stained plank flooring, thick molding and custom lighting sets the tone to this masterfully designed 10-room residence.

Off the gallery, one can turn left to the living room or right into the kitchen.  We will continue with the former, a grand room with ten-foot beamed ceilings (the ceiling height and the beams continue throughout the residence), a wood-burning fireplace and abundant light.  The dining room, also of generous proportions, is open to the living room and enjoys egress into the kitchen. Stunning chevron-styled floors sets the dining room apart. Everything about the library is custom.  Floor-to-ceiling wood cabinetry offers space to hide or to display. A built-in entertainment center allows you to crash in front of the TV as well. A perfect room.

The kitchen and the immediate surrounds could be an apartment unto itself.  The windowed eat-in-kitchen features a huge center island, a full dining area, a butler’s pantry, a home office and four large windows that bathe the room in sunlight.  A staff room with full bath and a laundry room are to the rear of the kitchen as well as a service entrance.

The bedroom wing features four bedrooms, two of which are corner bedrooms with en suite baths.  The master suite has a windowed bath with a generous stall shower as well as a windowed dressing room.

30 East 71st Street is a full service co-op that occupies the entire eastern blockfront between 70th Street and 71st Street.  The building is a bit unusual in that it has two distinct addresses and two attended lobbies, one at 30 East 71st street, a second at 33 East 70th Street. There is no access between the two building’s from the lobby level.  In sum, there are just over 60 apartments spread out over 10 floors of residential ownership. The first two floors are occupied by high-end retail tenants.

Location is perhaps the biggest amenity offered by 30 East 71st Street.  If prime Upper East Side is your thing, then this is your address. The building also offers a gym, bike room and private storage.

The $9.7 million closing price for apartment 7-A represents a 12% discount from the original ask of $11 million.  The residence was first introduced to the market in April 2019. Compass agents Melissa Ryan Kaiser and Laurie Diamond represented the seller.  To view further information on this spectacular new development, click here to view.

Lafayette Gardens is a two-building pre-war complex just off an entry ramp to the George Washington Bridge and a short walk to Fort Washington Park. The co-op offers a part-time doorman, an indoor garage and an interior courtyard.  In total there are 192 apartments between the two six-story buildings.
