Highest and lowest priced closed sales for Manhattan Apartments (Week of March 1, 2020)

The highest recorded closed price for a Manhattan apartment for the first week of March was $9.7 million for unit 7-A at 30 East 71st Street, a magnificent prewar at the southeast corner of Madison Avenue and 71st Street.  Talk about a prime location.

There are three distinct sections to this grand ten-room residence, the living and entertaining area, the bedroom wing and the greater kitchen area.  To no one’s surprise, there is a gracious entry foyer as well as an adjoining gallery where one just settles into the beauty and comfort of this stunning home.  Dark stained plank flooring, thick molding and custom lighting sets the tone to this masterfully designed 10-room residence.

The lowest recorded sale price for a Manhattan apartment for the week of March 1 was unit 6-L, a one-bedroom at 340 Haven Avenue in Washington Heights.  This lovely penthouse apartment at Lafayette Gardens sold for $370,000.

Lafayette Gardens is a two-building pre-war complex just off an entry ramp to the George Washington Bridge and a short walk to Fort Washington Park. The co-op offers a part-time doorman, an indoor garage and an interior courtyard.  In total there are 192 apartments between the two six-story buildings.

Apartment 6-L is a corner apartment with lightly stained hardwood floors, an open stainless steel kitchen with breakfast bar, custom closets and a windowed bath.  At approximately 710 square feet the apartment sold for $521 per square foot.

The residence was introduced to the market in October 2019 for the asking price of $360,000. It was under contract in just five weeks and sold for $10,000 above ask in about four months.
