What does $785K get you in Brooklyn?  Let’s take a look.

Apartment 11 at 68 Stratford Road in Prospect Park South is a penthouse level floor-through apartment near Prospect Park. The two bedroom residence spans 1,008 square feet across 4.5 rooms.

Stratford Court is a boutique twelve-unit co-op that sits between Caton Avenue and Church Avenue.  This handsome pre-war building rises four floors; there is no elevator.

Given the price and the location, this two bedroom has just about everything.  The apartment has delightful views and plentiful light across the entire home.  The two bedrooms are comparable in size (No junior bedroom here.) and share a windowed  bathroom.

The primary bedroom (15’6”x10’) as well as the dining alcove, the kitchen and the powder room all enjoy south-facing views above this tree-lined neighborhood.

The living room (20×12’3”) and the dining area (10’x8’) create a nice open expanse across the width of the apartment with rays of light shooting in both directions.   Light colored oak strip floors create a warm ambiance.  A floor-to-ceiling custom built in consisting of open bookshelves and closed storage lines one wall.

The kitchen charms with its mint green cabinetry, a tiled backsplash and oak floors.  There are stainless steel appliances which are highlighted by a full SMEG range.

Other attributes include a small foyer and a windowed powder room with a stacked washer/dryer.

68 Stratford Road is located steps from the Prospect Park Parade Grounds and Prospect Park where you can entertain yourself with just about any outdoor activity.  The co-op also provides a bike room, private storage and a rear courtyard with a grilling area.  There is no doorman.

Apartment 11 was introduced to the market in April 2021 for $725,000. It took barely four weeks to go to contract and closed in August for $785,000, an 8.28% increase over the original ask.  The closed price represents a per square foot mark of $719.

The property was represented by Rebekah Carver of Douglas Elliman.  For more information on this apartment, please visit Linecity.
