This Week’s Price Chop – 50 Gramercy Park North, 14-A

By Linecity, January 12, 2022

The latest edition of Price Chop looks at a fabulous floor-through apartment overlooking the iconic Gramercy Park.

Apartment 14-A at 50 Gramercy Park North is a seven room, full-floor residence with 3 bedrooms and 4 baths.  The current price for this full-service condop is $3.95 million, a 20.2% drop from the previous ask of $4.95 million.

Built in 1924, 50 Gramercy Park North sits on the northside of 21st Street across from the private Gramercy Park.  50 Gramercy adjoins the Gramercy Park Hotel at Two Lexington Avenue and residents have access to the extensive menu of hotel amenities.  In 2006, both properties, under the stewardship of hotelier Ian Schrager and architect John Pawson, were transformed.  The residential component was converted into 22 gracious residences, either half or full-floor homes overlooking the park.  The hotel, which had lost some of its luster, was reenvisioned.

Apartment 14-A is flush with natural light from floor-to-ceiling windows that line the great room, dining room and library. In total, 50 linear feet of south-facing windows provide full park and cityscape views.  Pocket doors separate the center great room from the other two rooms.  What an incredible space from which to entertain.

Architectural details like beamed ceilings, pocket-doors and white oak floors, makes this 2,988 square foot home all the more irresistible. There are vestiges of pre-war elements  in the design but the long clean lines and sleek finishes give the space a contemporary look.  A wood burning fireplace with an oversized marble mantel is the focal point of the library. It’s the perfect place to warm up after a walk through the park on a brisk day.

Modernity is most evident in the walkthrough kitchen. Custom cherrywood cabinets conceal just about everything and give the space an orderly and sophisticated appearance. A suite of high-end stainless-steel appliances and countertops complete this eat-in kitchen.

The primary bedroom suite boasts a large dressing room, walk-in closet and an en-suite windowed bath complete with soaking tub, walk-in shower and a double vanity.

The library could easily double as a home office or be used as a fourth bedroom.

Additional features of the home include high ceilings, recessed lighting, a washer / dryer room,  central air and heat and ample closet space.

Building amenities include a fitness facility, and a suite of hotel services through the Gramercy Park Hotel.  One of the city’s most treasured entitlements also comes with the residence – an opportunity to purchase a key to the park itself.

Apartment 14-A at 50 Gramercy Park North was first introduced to the market in September 2018 for $6.95 million with Douglas Elliman. The current price of $3.95 million represents a 76% drop from the original ask.  This is a land lease building.

The property is currently being represented by Paige Neuhauser and Kirk Rundhaug of Compass. For more information about this magnificent home, please visit Linecity
