101 Fleet Place, Fort Greene, Brooklyn

Permits have been filed for a 21-story mixed-use building at 101 Fleet Place in Fort Greene, Brooklyn. The property is located on the east side of Fleet Place between Myrtle Avenue and Willoughby Street, just two blocks west of Fort Greene Park.

The proposed 215-foot tall development will total 240,092 square feet and include 235,446 square feet of residential space and a commercial component of 4,645 square feet. The plans call for 292 residential units.  The average size of an apartment, based on gross numbers, will be about 806 square feet.  The permit shows 44 enclosed parking spaces. 

Joel Kohn of The Jay Group is listed as the owner behind the applications while the architect is listed as Joseph Frankl of JFA Architects and Engineering. The site is currently occupied by a single-story building which serves as home to the Duffield Children’s Center, an early educational facility.

The Jay Group purchased this Brooklyn site from the Leser Group in December 2021 for $42.75 million.  Based on the size of the proposed development, this represents a mark of $178 per buildable square foot.

The neighborhood is serviced by the B,D,N,Q and R trains at the DeKalb Avenue station, as well as the A, C and F trains at the Jay Street / MetroTech station. The property is within easy walking distance to Trader Joe’s, Long Island University Brooklyn Campus, Fort Greene Park and The Brooklyn Hospital Center.
