Sales have been launched at 251 West 14th Street, a new boutique condominium in the Chelsea neighborhood of Manhattan. The mid-block development is located between Seventh Avenue and Eighth Avenue.
251 West 14th Street, aka The Elisa, will rise 11 floors and contain 25 apartments. The top three floors cantilever above the adjoining building to the west. There is no retail component to the building.
While 251 West 14th Street technically is located on the fringe of Chelsea, the building is set amidst one of the most exciting areas of the city, at the convergence of three vibrant destinations: Chelsea, Greenwich Village and the Meatpacking District.
The Elisa is one of several new condominiums built on this small stretch of 14th Street in the recent past. These developments include the adjoining property at 245 West 14th Street and 211 West 14th Street.
According to the offering plan, The Elisa has a sell-out just north of $80 million, most of which is from the residential component. Aside from the residential units, there are 25 deeded storage lockers for sale and one community facility unit.
The boutique building contains only two or three residences on most floors. Floors 2 through 6 each have three units. Floors 7 through 10 contain two units. The first floor and the penthouse floor each have a single residence.
Current pricing reflects one bedroom units starting at $1.45 million, two bedroom units starting at $2.65 million and three bedrooms starting at $5 million. The average price per square foot of the five apartments released to date is $1,278. According to the offering plan, the penthouse apartment (there is only one) is the highest priced unit in the building with an ask of $10.995 million. The four-bedroom residence totals 3,619 interior square feet and 1,281 square feet of private outdoor space.
At the time of this writing, just five of the 25 apartments have been released. The average price per square foot of these units is $2,143.
Sales are being jointly handled by Nest Seekers International and Serhant LLC. The team of Bianca D’Alessio, Mia Calabrese and Christian Haag are representing Nest Seekers. Donna Strugatz and Jennifer Alese are representing Serhant. Fine Properties New York (FPNY) is the developer behind this unique project. Form4 Design Studio PLLC and world renowned Brazilian architect Isay Weinfeld collaborated on the design.
Fine European design permeates these elegant residences. Sun splashed rooms offer tall ceilings north of 9.5 feet, oversized picture windows with built-in banquette seating, wide plank oak flooring and recessed lighting. The Boffi kitchens are beautifully designed in contemporary style. Features include integrated Miele appliances, a central island with a stone countertop, custom oak cabinetry with opaque varnished doors and a Sub-Zero wine cooler. The baths exude a sense of serenity. The primary baths showcase Vanilla Ice marble walls and floors, sleek floating custom vanities and thermostatic walk-in rain showers. The larger apartments feature double vanities and soaking tubs as well.
The building offers multiple amenities, including a landscaped rooftop deck which offers unobstructed skyline views and areas for grilling and lounging. There is also a 24/7 Fitness Club with weight training and cardio equipment, bike storage, common laundry facilities and private storage. According to the offering plan, there is no parking element to the building.
