Sales have been launched at 450 Washington Street, a repurposed former rental building that sits along the West Side Highway, the new Gold Coast of Manhattan real estate.
The Tribeca property, formerly known as Truffles, opened in 2009 as a luxury rental building. The Related Companies purchased the property in 2019 and have reimagined the 16-story structure as a premium full-service cond-op (cooperative ownership with condo rules).
450 Washington occupies an entire city block on the western fringe of Tribeca. It is bounded by Watts Street to the north, Desbrosses Street to the south, the West Side Highway to the west and Washington Street to the east.

450 Washington Street contains 176 apartments including five townhouse units and four penthouse residences. In its original configuration the Truffles building contained 283 apartments. The Related Companies greatly reduced the number of studio and one-bedroom units and replaced them with larger, two, three and four bedroom residences.
The building contains two towers, a West Tower that rises 16 floors and contains 105 apartments and an East Tower that includes 11 floors and 71 units. A sky bridge connects the two towers on floors 2 through 11.
450 Washington Street is one of several high-end residential buildings that have been developed along the West Side Highway. From Chelsea to the Financial District, luxury developments have replaced commercial properties as developers have prospered on delivering breathtaking water views in freshly minted condos. While 450 Washington is not a condo, the flexible ownership type makes it attractive to the same pool of buyers.
According to the offering plan, 450 Washington Street has a sell out of $534,216 million (This price reflects the total price to non-tenant purchasers).
Current pricing reflects studio units starting at $939,000, one bedrooms starting at $1.24 million and two bedrooms starting at $2.15 million. If you want a larger residence, three bedrooms currently start at $4.495 million and four bedrooms start at $4.795 million. According to the offering plan, Apartment 702 is the highest priced residence with an ask of $9,712,500. This grandiose home encompasses 4,991 gross square feet, which includes 2,955 interior square feet and a river-facing terrace at 1,926 square feet.
At the time of this writing, 30 apartments have been released ranging in size from studio units to four-bedroom residences. The average price per square foot of these units is $2,549.
The homes at 450 Washington Street were designed by Roger Ferris + Partners, leaders in modernist design. Sun splashed rooms, many with unobstructed Hudson River views, feature walls of oversized windows with exceptional low profile frames.
