Condo Sales Launched at 45-30 Pearson Street, Queens

Sales have been launched at 45-30 Pearson Street, in the Court Square neighborhood of Queens.  The ground-up condominium development is located just off Jackson Avenue, one block west of Court Square Park.

45-30 Pearson Street, aka The Greene, will rise 25 floors and contain 130 apartments.  According to the offering plan, the property has a sell out of $154,609,000. This includes 15 deeded parking spaces and 5 cabana licenses.  The parking spaces are listed at $150,000 per.  The cabana licenses are being offered at $250,000.

45-30 Pearson Street is one of several recent developments along Pearson Street that reflect the continued evolution of Long Island City.  This includes 45-30 Pearson Street, a 130-unit rental building just to the west.  45-18 Court Square, the home to Innolabs, a state-of-the-art life science building which backs up to Pearson Street.  And 23-20 Jackson Avenue, a mixed-use property anchored by a 72-room hotel that sits at the corner of Pearson Street and Jackson Avenue.

With the exception of the penthouse levels at 45-30 Pearson Street, the floor plates (floors 3 through 20) show either six or seven units. There are five floors of designated penthouse residences.  The first four levels present four units per floor.  The top floor has a single residence. 

Current pricing reflects studio units starting at $510,000, one bedroom units starting at $795,000 and two bedrooms starting at $1.21 million.  According to the offering plan, Apartment PH-4C is the highest priced residence with an ask of $2,275 million. The apartment totals 1,460 gross square feet, which includes 109 square feet of outdoor space split between a terrace and a balcony.

At the time of this writing, 19 apartments have been released ranging in size from studio units to a three-bedroom penthouse.  The average per square foot ask of these units is $1,537.  The average size of the studio units is 433 square feet, one bedrooms average 645 square feet, two bedrooms average 888 square feet.

ZD Jasper is the developer of 45-30 Pearson Street while Marvel Architects served as the building architect.  ZD Jasper has been a prolific developer in Queens.  Recent projects in Long Island City include 5 Court SquarePrime LIC at 22-43 Jackson Avenue and Trio at 27-19 Thomson Avenue.

The residences at 45-30 Pearson Street offer refined elegance with outstanding views and light. Sun splashed rooms present tall ceilings, and floor-to-ceiling windows with expansive views west toward the Manhattan skyline and east over LIC.  The kitchens are clean and elegant.  The open design features eat-in peninsulas, quartz countertops and backsplashes and a suite of integrated Bosch appliances. Highlights of the primary baths include radiant heated porcelain floors, Toto automatic toilets and built-in medicine cabinets.
