According to New York City Records, the median price for an apartment in Brooklyn in the month of January was $750,000. The price represents a 9.63% decrease from last year’s median price of $830,000. The number of year-over-year sales decreased from 566 to 542, representing a 4.24% drop.

What exactly does $750,000 get you in Brooklyn? Let’s have a look.

Apartment 1-I at 42 Maspeth Avenue is a ground-floor one-bedroom 690 square feet condo located in Greenpoint, Brooklyn.  The property is located on the south side of Maspeth Avenue between Bushwick Avenue and Olive Street, about one block west of Cooper Park.

Forty2East Condominium opened in 2016 and has 53 apartments across six floors. The building has a mix of studio, one bedroom and two-bedroom residences.

The contemporary home has a sleek design and features high ceilings, wide plank floors, oversized casement windows, stainless-steel appliances and superior finishes.

The loft-like main room has a separate dining area and a sophisticated open kitchen.  The gourmet kitchen delivers with a suite of Bosch appliances, quartz countertops, marble backsplash,  designer lighting and walnut shaker cabinetry.

Both the living room and the bedroom face the street through casement windows.  The white oak flooring carries throughout the space.

The bath is clad with Carrera marble mosaic tiles. Top-of-the-line chrome fixtures and a deep soaking tub complete the bath.  A stacked washer/dryer is located just outside the bedroom.

42 Maspeth Avenue is flush with amenities.  These include a fitness facility, residents lounge, bike storage, pet spa, deeded storage and deeded parking.  Our favorite spots are the landscaped ground floor courtyard and the roof deck which offers open views of Manhattan and Brooklyn.  Both outdoor venues have multiple grilling stations.  Security is provided by a part-time doorman and a virtual doorman system.

Apartment 1-I at 42 Maspeth Avenue was introduced to the market in late October 2021 and sold in early January 2022 for the original asking price.  The sale represents a per square foot price of $1,086.

Current availabilities at 42 Maspeth Avenue include: Apartment 4-A, a one-bedroom unit for $875,000, Apartment 2-C, a one-bedroom for $850,000 and 2-B, a studio with an asking price of $650,000.
