Permits have been filed for a nine-story mixed-use building at 237 McGuinness Boulevard in Greenpoint, Brooklyn. The property is located on the southwest corner of McGuinness Boulevard and Greenpoint Avenue.  The site is currently occupied by a Speedway gas station.

The proposed 95-foot tall development will total 57,673 square feet.  There will be a residential component of 51,384 square feet and a commercial component of 6,289 square feet. The plans call for 70 residential units. The average size of an apartment, based on gross numbers, will be about 734 square feet. The permit shows 28 enclosed parking spaces.

Joel Kohn of the Jay Group is listed as the owner behind the applications.  The architectural firm is listed as JFA Architects and Engineers. 

The neighborhood is serviced by the G train at the Greenpoint Avenue station as well as the Nassau Avenue station. The property adjoins OTTO Greenpoint, a new rental development at 211 McGuinness Boulevard.   Key Food supermarket is located across the street.
