Permits have been filed for a 14-story mixed-use building at 213 3rd Avenue in Gowanus, Brooklyn. The property is located at the northeast corner of 3rd Avenue and Degraw Street, caddy-corner to Thomas Greene Playground.

The proposed 145-foot tall development will total 82,942 square feet and include 77,081 square feet of residential space and a commercial component of 5,861 square feet. The plans call for 80 residential units. The average size of an apartment, based on gross numbers, will be about 963 square feet. The permit shows 10 enclosed parking spaces.

Dolly Williams of Williams Construction is listed as the owner behind the applications while the architect is listed as Adam Kushner of Kushner Studios. The site is currently occupied by a one-story warehouse with an adjoining equipment yard.

213 3rd Avenue falls within the newly approved Gowanus rezoning plan which will add more than 8,000 housing units across an 82-block portion of the neighborhood. The plan will include significant improvements to the local infrastructure and 3,000 units dedicated to affordable housing for low and moderate-income families.

The neighborhood is serviced by the D, N, R and W trains at the Union Street station.
