Permits have been filed for a seven-story building at 311 Bergen Street in the Boerum Hill section of Brooklyn. The parcel is located between 3rd Avenue and 4th Avenue, less than two blocks west of the Barclays Center and the Atlantic Avenue transportation hub.
The project calls for a 136,000 square foot residential building that will contain 104 apartments. The average size of an apartment, based on gross numbers, will be north of 1,300 square feet. The permit does not reflect any commercial use or any on-site parking.
The mid-block development delivers approximately 400 feet of frontage along the north side of Bergen Street.
Avdoo & Partners Development is listed as the developer while Ariel Akrab of Technemotion design is listed as the architect of record. Avdoo & Partners closed on the multi-parcel assemblage for $44 Million in late 2021. The average price per buildable square foot was just about $324.
This is the second project for Avdoo & Partners development in Boerum Hill. The first, a condominium at 58 Saint Marks Place, was introduced to the market in February 2021. To date, 90 of the building’s 104 residential units have sold at an average price of $1,156 per square foot.
