The Paxton, a new mixed-use high-rise at 540 Fulton Street in Downtown Brooklyn is scheduled to open in February.  MNS Real Estate NYC is handing the initial lease up of the building’s residential component.

540 Fulton Street is one of several towers that have sprouted in the Downtown Brooklyn neighborhood in the recent past.  Three of the boroughs tallest structures, Brooklyn Tower at 9 DeKalb Avenue, Brooklyn Point at 138 Willoughby Street and 11 Hoyt Street are all within a few blocks.

The building sits on the edge of the Brooklyn Cultural District at the southwest corner of Flatbush Avenue and Fulton Street, one block south of Long Island University Brooklyn and a short walk from Fort Greene Park.  The 43-story tower contains 327 apartments, 137,000 square feet of commercial space and 33,000 square feet of retail space across multiple levels. The residential component starts on the 9th floor.  There are separate entrances for the commercial and residential uses.

The full-service building offers studio, one bedroom and two bedroom apartments.  At present studio units start at $2994/month, one bedroom units start at $4057/month and two bedrooms start at $5397/month.  One month free rent is being offered on an 18-month lease for many of these units.  Note that pricing and conditions are subject to change.

Thirty percent of the 327 apartments have been set aside for affordable housing.

Apartment features include forever views, floor-to-ceiling windows, wide oak floors and individually controlled heating and cooling.  The stylish kitchens offer light gray cabinets, honed Calcutta countertops and backsplashes and a suite of stainless steel appliances. Residences are cable and Internet ready.

The property is flush with amenities. These include a rooftop sky lounge with spectacular views,  a lower terrace which offers a sundeck and grilling stations, fitness center, yoga studio, business center with conference room and an indoor lounge with a fireplace, kitchenette and a dining area.  The building provides a 24/7 concierge.

Jenel Real Estate developed the property while Marvel Architecture served as the building architect.

Transportation is easily accessible.  The 2,3,4 and 5 lines are available at the Nevins Street station and the B.Q and R lines are available at the DeKalb Avenue station.  Both stops are within a block of 540 Fulton Street.   The Atlantic Terminal transportation hub, which provides access to the Long Island Railroad, is a seven-minute walk.

The residential leasing for The Paxton is being handled by Lamine Barry, Lisa Taylor Belardo and Hira Zubair of MNS Real Estate NYC.
