Property Description for 108 East 30th Street

This four unit townhouse has a large rear garden and is an ideal live-work building for an owner-user, as well as an excellent opportunity for an investor or developer. The apartments occupy four floors plus the above-grade rear lower level, which opens to the garden. The building is approximately 6,140 SF, and additional air rights of nearly 15,000 SF give the buyers many options to customize or develop the building. The building is currently configured as: - Ground and lower floor rear is a 3-bedroom, 2.5 bath duplex apt. with a 30-foot deep two-level yard (non-rent-regulated, approx. 1,780 interior SF); - 2nd floor is a floor-through 2-bedroom/2-bath apartment (non-rent-regulated; approx. 1,240 interior SF); - 3rd floor is a floor-through 2-bedroom/2-bath apartment with a rear terrace (non-rent-regulated; approx. 1,160 interior SF); - The top floor is a full-floor 1-bedroom apartment (rent-stabilized, approx. 1,160 SF) All apartments are occupied. The average rent of about $31/SF is about 45% of market value, providing tremendous future upside. The building is one of four similar townhouses nestled in a row on a quiet tree-lined street between Park Ave South and Lexington Ave in Murray Hill. Within a few blocks are NoMad’s trendy new restaurants and quiet neighborhood favorites. It is within a 5-minute walk of Kips Bay and NYU Medical Center to the east, and Korea Town and Herald Square to the west. Transportation is extremely convenient: it is only 2 blocks to entrances to the 28th St. and 33rd St. subway stations of the Lexington Ave line (4 & 6), and 4 blocks to the crosstown M34/34A bus stops. The FDR Drive is about half a mile to the east. The property is in a C6-4A/R10A zoning district, which allows for a maximum as-of-right commercial and residential development of approximately 19,750 SF, with current in-place residual air rights of approximately 14,820 SF. All tours are by appointment only. Please do not disturb the tenants.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
