Property Description for 1084 Greene Ave

First time available in decades! This is a legal three family townhouse located in prime Bushwick. Currently set up as two top floor three bedroom and one bath apartments, a two bedroom and one bath parlor floor apartment with access to a nice backyard w/ patio, as well as a full finished basement with a separate front entrance and full bath. This house is a massive 3300 square feet (not including the basement), it has some really nice period detail on every floor, multiple fireplaces, tin ceilings, window and door moldings, crown moldings, hardwood floors and much more. This home has been lovingly maintained through the years. This is a great opportunity for an end user or an investor. This building will produce some phenomenal rent roll. If you are an investor this is a great buy and hold opportunity. If you are an end user; occupy as many floors as you see fit and let the rent roll you produce off set the cost of your mortgage. This part of Bushwick is not affected at all by the L train shutdown as the J & Z train are right around the corner. You are with in steps of the shopping up and down broadway. You are also on the border of Bed-Stuy, only a block away. Not to mention this is one of the prettiest blocks on this side of Bushwick. This house is zoned C4-3, it does have FAR to coincide with the zoning. Being that this is commercially zoned you may be able to operate a business out of the house as well. Please consult with your architect.

Bushwick | Brooklyn

Quick Profile

As one of the most diverse neighborhoods in New York, Bushwick offers a perfect snapshot of just how multicultural the city is. Long-established as an amalgam of cultures and ethnicities, a wave of varying types of immigrants trickled in from the seventeenth to twentieth centuries, with Bushwick largely becoming a home to Hispanics of Puerto Rican and Dominican backgrounds by the latter part of the twentieth century.

With the Bushwick Initiative of the mid-00s that aided in revitalization, it became an attractive area to young professionals and artists. And even now, Bushwick has sustained affordable rent prices where other North Brooklyn counterparts, like Williamsburg and Greenpoint, have become more expensive. Priding itself on the weird and the wacky, numerous art collectives thrive in this part of Brooklyn, once famously named the seventh coolest neighborhood in the world by Vogue.

Though it has drawn in many tourists in recent years (there’s even a graffiti tour you can take from the Bushwick Collective), the neighborhood remains very much community-oriented, and has not been subject to quite the same sort of corporate infiltration phenomenon of its nearby Williamsburg environs.

But yes, of course, Bushwick has come a very long way from its 80s and 90s reputation as being “The Well,” a nickname given to it for its free-flowing and widely available amount of drugs (quantity over quality being the cliche applied here).
