Property Description for 34-36 East 4th Street

JLL has been exclusively retained to sell 34-36 East 4th Street, two mixed-use buildings located in the heart of Manhattan’s NoHo neighborhood. Positioned between two of the most vibrant arteries in the city, Bowery and Lafayette Street, the buildings benefits from over 50’ of frontage on East 4th Street. Furthermore, NoHo is considered one of the city’s most highly sought-after areas considering its proximity to SoHo, Nolita, Lower East Side and Greenwich, West and East Villages. 34-36 East 4th Street is incredibly unique due to the fact that this represents the first time the property has been made available for sale in 25 years. The two adjacent mixed-use buildings stand 5-stories tall and share a combined 19,250 gross square feet. While the two buildings are positioned on their own individual tax lots, they share a boiler and mechanicals and are therefore being sold as a package. There are a total of 33 apartments and 3 stores throughout both buildings. The retail component is home to Swift Hibernian Lounge, one of New York City’s most famous taverns as well as Ogawa, a Japanese restaurant popular among sushi lovers, and Misirizzi, an Italian restaurant known for its homemade pasta and authentic atmosphere. 34 East 4th Street consists of 1 retail unit and 16 apartments while 36 East 4th Street has 2 retail units and 17 apartments. The majority of the two buildings, or approximately 75%, consist of 1-bedroom apartments while the remaining units are studios. Of the 33 apartments, 20 are Free Market (60%), 12 are Rent Stabilized (35%) and 1 is Rent Controlled (5%). Two of the Rent Stabilized apartments will be delivered vacant while an additional two Rent Stabilized apartments were recently gut renovated. Considering the buildings have interior airshafts and a rear yard, all apartments benefit from abundant windows and light. This is especially important when determining creative apartment layouts, a characteristic that the new owner can take advantage of. NoHo is widely regarded as one of the most attractive residential neighborhoods in the city, which has drawn the attention of many high-profile retailers, restauranteurs, and residents. Some of the popular destinations include La Colombe, Lafayette, ACME, il Buco, The Wren, Mile High Run Club, SoulCycle, Equinox and many more. The neighborhood hosts all walks of life, from students attending NYU to designers creating the next fashion trends. As a result of the iconic environment that NoHo epitomizes, there is a significant amount of demand for apartments such as those at 34-36 East 4th Street.

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
