Property Description for 245 East 24th Street, 16-J

High-Floor Junior 1BR with Private Terrace! Light, bright, and airy are how you’d describe this fabulous Junior One-Bedroom apartment at Tracy Towers in the Gramercy/Kips Bay area the moment you walk into it! Large south-facing picture windows, beautiful color tones, and original hardwood floors all add touches of coziness and charm. However the piece de resistance is the private setback terrace that offers sensational views, from high on the 16th floor of a desirable full-service co-op building in a prime location. The spacious living area is a perfect place to relax or host guests, with an easy flow into the separate yet open kitchen. The bedroom receives plentiful light from double windows that overlook the terrace, where you can sit with a coffee or cocktail and appreciate the sights. And ample closet space exists throughout. Built in 1961, and designed by architect Lawrence Rothman, the 17-story Tracy Towers on 24th St off Second Avenue features an upscale lobby, new elevators, and a great staff with doorman, porters and a live-in super. Other attractive amenities include through wall air conditioning, onsite laundry, bike and storage rooms, and one of the loveliest common rooftops in NY with awe inspiring views of landmarks and the Empire State Building! The location is convenient to local shops, restaurants and services, as well as Madison Square Park, the East Side River path, Trader Joe’s, Fairway, AMC movie theaters, NYU Dental School, the VA Medical Center, and public transportation. Pets and pied-a-terres are allowed.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
