Property Description for 454 Nostrand Ave, 4

NOTE: Showings can only be arranged with a potential Buyer first sharing Proof of Funds or Pre-Approval with the Seller... so viewings have been limited. Don't miss out on this great opportunity to see a rarely viewed property... contact me today! Carrying Costs Under $600 a Month! Price Per Sq Ft Under $825! The best numbers in BedStuy! Don't be blinded by all the shiny new developments going up in the neighborhood. They may be shiny, but they weren't built solidly like 454 Nostrand Avenue, and this huge apartment is an entire floor-thru with both eastern and western exposures. And the carrying costs are far lower here without any need for a short-lived tax abatement. This is a long-standing boutique building with real charm and character and is already a part of the neighborhood. Enjoy more than 900 sqft with high ceilings, fresh hardwood floors, an open layout and multiple windows that lighten up an expansive living room with an inviting eat-in kitchen. Tucked away in a tasteful corner are connections for a vented Washer & Dryer. Facing east are two beautiful bedrooms, both with large windows and excellent lighting coupled with spacious closets and enough floor space for a king size bed. The bathroom is unique with its striking color contrasts with a marble floor, a uniquely designed sink and a relaxing Jacuzzi tub. Located 5 minutes away from the A/C Train, which can take you to Downtown Brooklyn in one stop or Downtown Manhattan in four stops, this spacious home is conveniently located 15 min away from Prospect Park, the Brooklyn Museum, and the Brooklyn Children's Museum. No pet restrictions, an easy approval process, and low monthly costs all combine to make this a wise investment property. ***Showings Only by Private Appointment --- Photos are a mixture of the current apartment and an apartment with the same layout in the same building***

Bedford Stuyvesant | Brooklyn

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
