Property Description for 229 East 28th Street, 3-L

Do you want a deal? With upside potential? Liberal sublet policies? Look no further. Is this a parental purchase? Do you need a guarantor? Do you have a pet? All good! Bring it on! This straight studio currently has a wall creating a separate sleeping area. There remains plenty of space to entertain, eat, watch TV and work (if you even work at a desk and not on your laptop at the eating counter, on the sofa or your bed). The bones are great – open kitchen with full sized appliances, amazing closets, quiet, northern exposure with beautiful light. Could this home use a little “love” to make it a showplace? Yes, but what did you expect at this price? Customize as you wish or live modestly and save for your next big purchase. This co-op building is located on a quieter Kips Bay street, yet close to restaurants, shopping, transportation, and all the convenience you need. The on-premises super, storage for your bike and other "stuff", on-site laundry , and renovated lobby make this a "best buy" for the neighborhood. Trader Joe's and Fairway are just a stone's throw, as well as the AMC Kips Bay 15. Madison Square Park and East 35th Street Ferry (hello Sandy Hook Beach) are closer than you think. So… great price, great location, and great neighborhood with amazing amenities. Who could ask for anything more? The home is easy to show and see. Contact us, sooner rather than later.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
