Property Description for 415 East 52nd Street, 1-HC

A unique oasis of serenity! What's not to love about this sensational "Country Cottage in the City" that will transform all your thoughts about first floor living in New York City? With its south facing windows overlooking a beautifully landscaped courtyard that no one uses, it is easy to forget that you're in Manhattan. The only noise you'll hear is the chirping of the birds in the courtyard. (If you're really into the rural lifestyle, you can grow your own flowers, herbs, vegetables and fruit in one of the building's private, roof top gardening plots.) Located in The Sutton House, on a charming cul-de-sac, this 1,100 sq ft one-bedroom offers the best of NYC living. Kick back with friends and family in the large and luminous living room, and enjoy a good time around the formal dining table. For a more relaxed entertaining, take advantage of the comfortable eat-in area of the fully equipped kitchen. If you have work to do at home, escape to the privacy of the separate office and close the doors, away from it all. You will love waking up in your spacious and peaceful bedroom, and curling up with a great book by the window overlooking the courtyard's trees and flowers. There's plenty of closet space, including a generous dressing area adjoining the bedroom.
The Sutton House is a pet-friendly building and features a full-time doorman, bike room, laundry room, garage parking, state-of-the-art fitness center, children's playroom and storage. In addition to their gardening plots, the landscaped roof decks offer gorgeous panoramic views of the Midtown skyline and the East River. Nestled in the not-yet-discovered hidden gem of Sutton Place /Beeckman Place, whose tranquility contrasts with the hustle and bustle of Midtown, the neighborhood could not be more convenient. With the area's multitude of restaurants, markets, shops and services, and its access to public transportation and parks, this is an ideal spot to plant roots and to call home.

Sutton Place | Manhattan

Quick Profile

Sutton Place is usually described with favorable words like charming, cozy, great neighborhood, hidden gem, sanctuary, or even small village inside a big city. Those descriptions aren’t from real estate folks either, they’re from the people that live and work there, so it must be true.

The quiet and upscale neighborhood is more like an enclave. It’s bounded by East 53rd Street to the south, East 59th Street to the North, First Avenue to the west, and the East River to the east. Most residents will tell you that everything you’ll ever need is located in the neighborhood. When it’s time to venture out into the cityscape, Sutton Place is within easy reach to Midtown and cultural attractions like the Museum of Modern Art, Rockefeller Center, Central Park and other iconic sites.

Manhattan has always had notable celebrity residents. But for unknown reasons, Sutton Place has had more than its share of superstars over the years. Some of the more iconic celebs include: Marilyn Monroe and Arthur Miller, Freddie Mercury, Sigourney Weaver, Joan Crawford, Michael Jackson and sister Latoya (Just for one summer).

Sutton Place is named after Effingham B. Sutton, a shipping merchant and entrepreneur. After hitting it big in the California gold rush, Sutton built brownstones along East 57th and East 58th streets with aspirations of making the section more residential. Poverty and crime dashed his dreams. The street gangs that hung out along the dead-ends and cul-de-sacs added to the neighborhood’s decay. Sutton was about to give up on his development endeavors but the Vanderbilt’s and the Morgan’s showed up in the 1920s and transformed the neighborhood. It soon became a wealthy enclave.
