Property Description for 46-30 Center Blvd, 702

Enrich your lifestyle with this lavishly appointed home of 1,159 SF situated in the pulse of LIC’s only waterfront luxury condo complex, the coveted View Condominium. As the spacious living/dining area is enhanced with high ceilings, floor to ceiling windows and corner sliding door – access to the 64 sf. balcony, abundant soft northern light splendidly engulfs this stunning layout while augmenting the beauty of the white oak wood floors. Sensational views of the East River and Manhattan skyline can be enjoyed indefinitely, all while peering beyond Long Island City’s famous Pepsi-Cola landmark sign. Upgrades include remote operated electric blinds in both living room and master bedroom, energy-saving Nest thermostat and various modernized LED lighting throughout.

The exquisite open kitchen features streamlined counter tops of dark natural stone offset by crisp white lacquered cabinetry with sleek inlaid handles and complemented by deeply toned ceramic floor tiling. High-end stainless steel appliances include Viking gas stove and inset microwave, Sub-Zero refrigerator, Bosch dishwasher and a built-in wine cooler unit. Newest is the sink’s installation of a refuse disposal that lends added practicality to this handsome kitchen’s perfect function.

Both bedrooms have oversized windows and are generous in size. A walk-thru closet adjoins the master bedroom and leads into the elegant spa inspired en-suite surrounded by hand crafted marble, his & her sinks, a separate glass enclosed shower and a deep soaking tub. The second full bathroom portrays contemporary lines with a marble top sink cabinet, white wall tiles and soothing beige ceramic flooring. All bathroom fixtures are by Grohe and Kohler. Closets are plentiful and an in-unit LG washer dryer that vents out provides added convenience.

The View Condominium offers a 24-hour concierge service, live-in super and package room. But what elevates The View into higher luxury status is the free access for their residents to the East Coast Club where superior amenities are enjoyed on site such as the 35,000-square foot roof deck with cabanas and barbecue grill; an indoor swimming pool with skylight; fitness center; spin & yoga studio; sauna & spa facilities; screening room and a recreational common lounge & billiards table. Bike room access for a fee and parking can be rented across the street.

Directly facing The View’s illustrious building is the Gantry State Park and waterfront walkways where outdoor pleasure with breathtaking views are mere steps away. And within close proximity are upscale local restaurants, fine liquor shop, hardware store, FoodCellar, Urban market and Duane Reade – all being with a 1-3 block radius. Also walking distance to the 7-train station where Manhattan’s Grand Central is just a 4-min stop away. This superb residence is beyond any expectation as it achieves the optimal blend of supreme benefits and sumptuousness. Tax abatement until 2027.

Long Island City | Queens

Quick Profile

Long Island City, the name does sound a little far away, like it requires a lengthy drive to get to. Think, again. Long Island City, also known as LIC, is nestled in the western corner of Queens along the East River. Midtown Manhattan is closer to Long Island City than it is to downtown Manhattan.

LIC is bordered by Sunnyside to the east, the East River to the west, Astoria to the north, and Newton Creek which separates Queens from Greenpoint Brooklyn to the south.

A once-shabby manufacturing epicenter, the neighborhood is a mix of industrial, commercial and residential. In recent years it’s seen a rise in some seriously cool factors. Populated by young professionals, multi-ethnic immigrants, and hipsters, LIC has a happening nightlife scene, fantastic restaurants (some of them Michelin starred), art museums and galleries. Much of the waterfront access has been redeveloped into sustainable public green spaces with modern design.

Although much of the industrial / manufacturing companies have since left LIC, many still reside there. They tend to co-exist with new residential building development the same way they do in other neighborhoods like Williamsburg and Greenpoint.

Office building developers and business tenants play a vital role in LIC too. It’s considered New York City’s fourth central business district next to Midtown, downtown Manhattan and downtown Brooklyn.

As you traverse the streets of LIC, you’ll notice the change from block to block. Industrial warehouses on one block, a bustling Main Street, followed by a park block with sleek luxury high-rise buildings. It’s all part of the LIC vibe.

For a small neighborhood, the transportation links are excellent. For starters, you just can’t beat living one subway stop from Manhattan (7 train). Other train lines include E, M, R, N, Q, and the G lines. There are also less conventional methods of transportation like the NYC Ferry, which offers three ferry landings. There is no shortage of CitiBike’s in LIC either. Many folks commute to work by way of cycling over the Queensboro Bridge.
