Property Description for 239 East 28th Street, 2-C

AMAZING SHARE! No need to cram your stuff into a tiny box. This place is huge!

This enormous 800+ square foot ALREADY CONVERTED 2 Bedroom features an impressive living room space with a 20+ foot exposed brick wall and art deco brick fireplace/mantle. There is plenty of room for a large dining table, multiple sofas and chairs, and a few more pieces of furniture to spare. Lots of wall space for artwork, a kitchen that opens directly into the living room, 2 large sunny windows, and 11 foot ceilings make this an ideal central room for relaxing and entertaining.

The open kitchen features a standard white stove and oven, suburban sized fridge and freezer, ample cabinet space, and a window for great ventilation.

**The massive bedroom has been split into two rooms with a full pressurized wall. The primary bedroom is queen sized (king could fit but would be very tight), and has two sunny exterior windows. There's no closet in this room. The second room is also queen sized and has a double closet, but no exterior window. There is a built in room fan, and a plexi glass window on top of the wall that brings in some light.

There is huge walk in in the foyer of the apartment as well as a big linen closet across from the bathroom.

The building features a small elevator, live in super, and a common use laundry machine in the basement.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
