Property Description for 1425 Hancock Street

Welcome to 1425 Hancock Street, this legal two family townhouse is nestled on a gorgeous tree lined street of uniform brick row houses. Owned by the same family for decades this home will be delivered vacant. Currently set up as a top floor two bedroom apartment and a lower three bedroom owners duplex comprised of the parlor floor as well as the english basement. The building has a foot print of 20x55 and spans 3,300 square feet. The lot is 20x100, the zoning is R6 and the FAR is great. You should be able to build a good amount if you chose to do so, please consult with an architect if that is your plan. There is a great amount of original detail left in the home, not much at all has been stripped. Enjoy gorgeous built ins, ornate fireplaces, original hardwood floors, bannister, tin ceilings and much more. There a concreted back yard that is 20x45 as well as a sun room off the back off the parlor floor kitchen. Overall this is a solid house in a phenomenal location. Located on the cusp of Bushwick and Ridgewood, you’ll enjoy the best of both neighborhoods, the L train is only a few blocks away on Halsey and Wyckoff. Live and earn in this home and create your home instead of buying some one else’s taste. Again, the house is totally livable it just needs to be updated, kitchens, bathrooms etc. Priced very well. Owners are motivated.

Bushwick | Brooklyn

Quick Profile

As one of the most diverse neighborhoods in New York, Bushwick offers a perfect snapshot of just how multicultural the city is. Long-established as an amalgam of cultures and ethnicities, a wave of varying types of immigrants trickled in from the seventeenth to twentieth centuries, with Bushwick largely becoming a home to Hispanics of Puerto Rican and Dominican backgrounds by the latter part of the twentieth century.

With the Bushwick Initiative of the mid-00s that aided in revitalization, it became an attractive area to young professionals and artists. And even now, Bushwick has sustained affordable rent prices where other North Brooklyn counterparts, like Williamsburg and Greenpoint, have become more expensive. Priding itself on the weird and the wacky, numerous art collectives thrive in this part of Brooklyn, once famously named the seventh coolest neighborhood in the world by Vogue.

Though it has drawn in many tourists in recent years (there’s even a graffiti tour you can take from the Bushwick Collective), the neighborhood remains very much community-oriented, and has not been subject to quite the same sort of corporate infiltration phenomenon of its nearby Williamsburg environs.

But yes, of course, Bushwick has come a very long way from its 80s and 90s reputation as being “The Well,” a nickname given to it for its free-flowing and widely available amount of drugs (quantity over quality being the cliche applied here).
