Property Description for 305 State Street

Boerum Hill Sophistication! This elegant, approximately 4300 square foot 4 bedroom, 3.5 bath newly built single-family townhouse is one of the 9 Townhouses, the final addition to the original, well received 14 Townhouses on State Street and just as masterfully and thoughtfully designed as the first set of modern urban homes by acclaimed architects Rogers/Marvel. The combination of grey and red brick on its facade makes a contemporary yet contextual statement in the midst of landmarked townhouses that share this leafy brownstone Brooklyn street. Enjoy the comfort of open-plan living with its incomparable volume of space and light. The open, yet intimate, footprint is made luminous by a dramatic double-height entertaining space featuring 9 foot windows to the south overlooking historic State Street and a 20 foot glass wall to the north framing its beautifully landscaped garden. This LEED certified home with its neutral palette, exudes hotel luxe while still offering a warm, comfortable home. Its well-conceived configuration allows for a powder room, den, chef’s kitchen and dining on the garden level, a grand living room with two seating areas and remote controlled gas fireplace with marble surround on the parlor level, 4 bedrooms (1 currently used as an office) and 3 full baths (2 en suite) on the upper two levels. The gift of space also includes a semi-finished basement undisturbed by columns with generous ceiling height. A fully landscaped backyard and private roof deck provide the perfect choice of outdoor retreat for entertaining or simply relaxing. The locally sourced, custom kitchen features energy efficient high-end professional grade appliances - LG refrigerator, Bosch stove, oven and dishwasher and Miele hood. Welcome modernity is exhibited in the central air conditioning, soaring ceilings, specially milled open staircase and brushed stainless steel hardware that punctuates the home. It is seamlessly wired for today's technology and the mechanical systems are zoned for energy efficiency. Homeowner installations and improvements make this truly turn-key, and include custom closets and shelving by Transform Home, Lutron shades throughout (motorized on the entertaining floors), renovated powder room, epoxy floor by Bodenkraft in the basement, designer lighting, a sophisticated security system, a Sonos audio system and professionally designed and maintained landscaping with self-irrigation in the front and back of the townhouse. Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
