Property Description for 152 West 13th Street

Located in the heart of Greenwich Village on a charming street lined with mature trees and renovated houses, moments from all conveniences including the best retail, restaurants, transportation, this 20 foot wide, red brick facade 1899-built house has been gut renovated, completely re-built and designed by Baxt Ingui Architect to deliver a truly special home with every modern convenience and amenity whilst retaining its pre-war charms. To the north is the new Barney's in Chelsea, to the West is the Meat-Packing District, Highline and Hudson River Parks and the New Whitney Museum, to the East is Union Square and to the South the full charms of the Village beckon. There is no more desirable location or neighborhood in New York with its low-zoned buildings that deliver extraordinary light all year round and a human scale that is increasingly rare in the City.

CELLAR: The house benefits by a lengthy excavation that has created a fully finished cellar accessed via a stairway or the elevator. This area is perfect for a playroom, office or media room and is equipped with two large wine fridges. There is a full bathroom and a large laundry room with double full-sized washers and dryers. This floor also houses all the brand new mechanicals.

GARDEN FLOOR: Enter under the superbly restored stoop through a set-back fenced in garden. This floor contains an impressively scaled custom crafted kitchen with wood, glass and steel cabinetry, Wolf, Miele and Sub Zero appliances, Caesar stone counters and marble back splashes as well as a charming counter seating area. The kitchen adjoins a wonderful great room with soaring double-height ceilings and a dramatic wall of windows overlooking the south-facing landscaped garden that is shaded by Greenwich Village's most prized Magnolia tree and a mature evergreen tree that deliver year-round privacy and greenery. This floor opens up onto a large south-facing garden and a highly desirable landscaped townhouse block. A bedroom and full bathroom are on this floor too. This floor features slab-sized ceramic tile throughout, the perfectly practical and esthetically appealing material for a garden floor.

PARLOR FLOOR: The gracious parlor floor is accessed by ascending the stoop stairway and entering through the beautifully preserved double doors. This large, loft-like space with a fireplace boasts attractive vistas to the North and South overlooking the garden. There is a wet-bar as well as a charming powder room with impressive marble slabs on this level. A second stairway connects the parlor to the Garden floor below.

MASTER SUITE/3rd FLOOR: This entire floor is dedicated to the master bedroom suite. The enormous south-facing bedroom reveals huge double French doors that open up to overlook the garden. A cavernous walk-through closet waits your customization and leads you to the elegant bathroom, beautifully outfitted with herringbone laid marble floors, large marble slab walls, a dramatically scaled double shower and twin sinks. This entire bathroom benefits mostly by incorporating two windows that flood the space with natural daylight all day long. An additional home office/bedroom or dressing room complete the picture.

FOURTH FLOOR: This floor contains a lovely south-facing bedroom suite with an enormous terrace overlooking the neighborhood gardens. An additional double-wide bedroom suite is on the North Side and is easily converted into two smaller bedrooms if needed. Both bedrooms feature en-suite baths. There is an additional full sized washer/dryer on this floor.

PENTHOUSE/5th FLOOR: This light-filled room is accessible via the elevator too, making it a very usable and wonderful addition, with a small terrace to the south and a larger terrace to the north. This floor could easily be an additional bedroom if needed. Skylights on this floor transport light all the way down through the stairway to the Parlor floor.

This house boasts an intense level of detailing and engineering throughout including ducted, zoned central air-conditioning and heating and is fully integrated with smart home wiring. All rooms feature rift-cut quarter sawn oak hardwood flooring. The insulation of this house is par none with A-grade, highly insulating windows and doors that make this house supremely energy efficient. Everyone knows the challenges related to renovating a house: this superb townhouse is immediately ready for your decorating touches and furnishings without the aggravation or wait. In lieu of traditional building services, this townhouse is delivered with one years worth of pre-paid maintenance services by Tophat Townhouse Services.

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
