Property Description for 88 Prospect Park Southwest

On Prospect Park! This exceptional Windsor Terrace three-story, one-family townhouse with 3 bedrooms, home office, eat-in-kitchen, 3 bathrooms, front and back gardens and finished basement has been meticulously renovated and combines modern luxury with period detail, located on rarely available Prospect Park SW.
Beautiful front garden with blue-stone walkway and slate roof portico. The entry foyer has custom built-cubbies and an encaustic cement tile floor. The garden level is graciously designed with a bay window overlooking Prospect Park in the living and dining area. The renovated kitchen has a pitched tongue-and-groove roof with four skylights, is appointed with hand-picked, quarried black slate honed to a matte finish for the countertops; Sub-Zero refrigerator, Wolf gas range, Miele dishwasher and farmhouse sink. French doors lead to a verdant garden and patio.
The second floor contains two bedrooms with high ceilings, pocket door closets and a spacious bath with Carrara mosaic subway-tiled floor, Duravit sink, deep bathtub and porthole medicine cabinet. All bathrooms have Caroma soft-close water-saving toilets. The top floor hosts a large master bedroom and en-suite bath with a window, designer sink, large tiled-shower and apothecary cabinet. There is also a large walk-in closet with floor-to-ceiling shelving. A home-office with two large windows completes the third floor.
A finished basement adds an additional 600 square feet with a full bathroom, TV room and large laundry room with a Bosch washer/dryer and plenty of closets and storage space.

The house has hardwood oak floors throughout, new oak staircases, holophane light fixtures, solid wood 5-panel shaker doors with cast-iron hardware, new mullioned windows and cordless shades. New roof in 2010, upgraded electric, new water heater and a ductless, LEED-certified A/C and heating system on all three levels.

Plenty of FAR for expansion. Seller has architect drawings for a two-story extension and attic great-room.

Zoned for PS 154 and only two blocks to the F/G train at 15th Street/Prospect Park.

Windsor Terrace | Brooklyn

Quick Profile

The tiny, comma-shaped neighborhood of Windsor Terrace is bookended between two of Brooklyn’s largest green spaces, Prospect Park and the massive Green-Wood cemetery. Aside from the presence of the Prospect Park Expressway, which dissects the neighborhood in two, this residential community offers a suburban sensibility with its tree-lined streets, low volume traffic and the low height character of its streetscape.

Many homes in the area are low to the ground, lending a suburban feel to the neighborhood, and the area has been down-zoned to maintain its low-rise appeal and character. There are plentiful brick row houses that have very low turnover. If you are lucky enough to buy or rent one, you tend to hold on to it. There are also small apartment buildings, private homes, condos and multi-family homes in a wide price range

There is commercial development along Prospect Park West, Fort Hamilton Parkway and Prospect Avenue, but even these new stores and restaurants are mostly family-owned and operated, maintaining the small-town charm. The pace of life is slower. The schools are good, which is a big draw for families with young children. The people are friendly, which gives a real sense of neighborhood and community to Windsor Terrace.
