Property Description for 440 West 23rd Street, C

Fitzroy Phenomenal: when the longing for sunlight, fresh air and greenery becomes palpable in the city, escape to this phenomenal full floor residence that has been thoughtfully transformed into an airy loft-like space with a south facing terrace overlooking verdant gardens. Located in one of the highly coveted Fitzroy Townhouses, this two bedroom, two bath stunning simplex has an open but intimate layout. Expertly and elegantly reimagined with the ideal balance of 21st century comfort and emblematic prewar details like high ceilings, hardwood floors and natural stone mantel adorning one of two fireplaces.

A custom chef’s kitchen crafted in Baltic birch cabinetry, Corian countertops and professional grade appliances overlooks the great room. The great room’s generous volume allows for gracious living and dining; its centerpiece is a beautifully carved marble encased wood-burning fireplace flanked by custom millwork of the same origin as the kitchen. Serving as an extension of the living space, the calm and inviting terrace presents another venue for entertaining - dappled with southern sunlight, cool breezes and warbler’s sound - think coffee in the morning, drinks in the evening or dining al fresco.

On the opposing end of the residence, North facing bedrooms gaze onto landmarked designated London Terrace through large windows (with Citi-Quiet inserts). The spacious master bedroom features a second fireplace, dressing area outfitted in walnut cabinetry and a stylishly renovated bath with radiant heat flooring and Zuma soaking tub. The guest bedroom is currently used as a study with custom millwork providing double desk areas, ample storage and space for a large sofa bed.

Other modern conveniences include: split air conditioning system, upgraded lighting, wiring for audio, industrial grade installation for window treatments, washer/dryer, custom wood and metal bookcase, fully equipped hallway walk in closet along with electricity and water on the terrace.

Low key, pet friendly five unit cooperative is situated in West Chelsea in close proximity to public transportation, Whole Foods, Chelsea Market, Chelsea Piers, The High Line and Hudson River Park, Hudson Yards, leading art galleries, ubiquitous private dining, shopping and every other amenity imaginable.

Fitzroy Townhouse Row is a series of grand Italianate five-story residences built in the 1850’s punctuated by ornate gas lamps on tree-lined blocks owned by Clement Clark Moore. Formerly referred to as “Millionaire’s Row,” to denote its status, they were later converted to multi-family residences and ultimately to cooperatives. Today they form a part of the fabric of West Chelsea’s Historic District. Current assessment of $381/month for 5 years for capital improvements.

Chelsea | Manhattan

Quick Profile

The row houses portray the world-class architecture of Greek Revival, Italianate and Georgian styles. The population is both ethnically and socially diverse, which is reflected in the restaurants and retail businesses in the neighborhood.

Western Chelsea is the center of the NYC art world, where you will find more than 200 art galleries housed in rehabbed factories and warehouses, as well as in newly-constructed buildings.

While people of many different cultures call Chelsea home, it has been a mecca over the years for people in the LGBTQ community. One census reported that as many as 22% of its residents were gay couples. Eighth Avenue is a trendy area for LGBTQ-oriented dining and shopping. Although it no longer draws the LGBTQ population that it once did, Chelsea still has many popular alternative bars.

Chelsea is primarily residential, consisting of a mixture of diverse complexes, low-rise apartment blocks, tenements, townhouses, renovated row houses, and luxury high-rises.

Chelsea is an interesting and sought-after place to live, with unique clothing boutiques, restaurants, and delis representing cultures from around the world. In addition to its quirky establishments, Chelsea has fine dining restaurants and a vibrant, hip nightlife, which adds to its allure.

Chelsea is well-served by public transportation. At least six city bus routes traverse Chelsea. There are three NYC subway routes with stops on Seventh Avenue, three on Eighth Avenue, and two more on Sixth Avenue. The 34th Street - Hudson Yards Station opened in 2015 with its main entrance in Chelsea.
