Property Description for 9977 Shore Road, 11-D

Enjoy the best Bay Ridge has to offer in this sunny 1 bedroom Co-op with the incredibly rare feature of a TERRACE. This wonderful apartment with a very low maintenance fee of $473, has been beautifully renovated and is in pristine condition. First, the kitchen has been redone with tasteful cabinetry, extra counter space and a ceramic tile floor and backsplash. The bath has also been remodeled and is perfectly kept so it looks brand new. Next, the owner has also done many other upgrades like easy care laminate flooring, ceiling fans, and new windows and patio doors. And it’s easy to be organized with 4 large closets, a separate linen pantry, an Ikea wardrobe (which will stay if the buyer wants it) as well as a storage closet in the basement that comes with each apartment and is included in the low maintenance fees. This complex of smaller buildings (with only 5 apartments in each) has a more welcoming feel that is nothing like a large building and has features that only newer construction can offer like a self-controlled heating system that allows you to set your own comfort level all year long. There is a laundry room and a place for bikes and the coop’s financials are very strong with very stable maintenance fees that have not increased in more than 14 years! Just imagine yourself sitting on the TERRACE sipping a cup of coffee in the morning or a glass of wine after a long day. And with Shore Rd's park and waterfront promenade right across the street, you can enjoy a picnic, bike ride or sunset stroll along the waterfront or a game of tennis at the public courts. There is Rental PARKING right around the corner, the express bus and several local bus lines are literally at your doorstep and the subway is also just a few blocks away, so the convenience can't be beat. Unfortunately, no pets are permitted. This one is priced to sell fast!

Fort Hamilton | Brooklyn

Quick Profile

Fort Hamilton has the unique distinction of being both a military base and a neighborhood in Brooklyn. Well, technically it’s a sub-neighborhood of Bay Ridge.

Named after founding father Alexander Hamilton, the neighborhood sits in the southwestern corner of Brooklyn and it’s about a square mile in size (give or take). Its boundaries are 86th Street to the north, Belt Parkway and Fort Hamilton military installation to the south, 7th Avenue to the east, and Shore Road to the west.

The area was originally inhabited by the Canarsie Indians and later settled by the Dutch in 1620. A few decades later, thanks to land grants from Governor Peter Stuyvesant, Cornelius Van Werckhoven from the Netherlands purchased what is now Bay Ridge and Fort Hamilton for a very small amount of money.

The area remained an isolated stretch of rural land until the electric trolley line was introduced to Brooklyn in 1892. The trolley connected various points of Brooklyn and Fort Hamilton soon flourished. .

Fort Hamilton and Bay Ridge experienced waves of immigration and just like other areas of New York City it became a true melting pot. Irish and Italians immigrants made their way to the neighborhood in the early part of the 20th century followed by Syrian and Lebanese immigrants in the 1950s. More recently, Asian and Arab-Americans call Fort Hamilton home.

Modern-day Fort Hamilton may not have the cool factor that other Brooklyn neighborhoods flaunt but there are many trade-offs. It offers tree-lined streets and friendly neighbors. Most residents will tell you it has a small-town feel with the added perk of affordable housing. Fort Hamilton’s proximity to the Verrazano-Narrows Bridge and access to Manhattan-bound trains make it a very commutable neighborhood.
