Property Description for 23 West 127th Street, 1

This professionally designed, impeccably adorned 2200 square foot Triplex apartment in a beautiful Harlem brownstone blends simplistic, ultra-modern allure with tranquil comfort and elegance. Featured in numerous magazines for its exquisite design by New York native and French descendant Bruno Guélaff who integrated the finest elements from both continents, the 2 bedroom, 2 and a half bath home's sophistication and artistic French flair is coupled with the cutting-edge, trendy refinement of our city, making it truly unique and breathtaking. ??Enter into grandness and light that envelopes you instantly with a double-volume space, massive windows and gorgeous spotted gum tree hardwood floors. Connecting the levels is a beautiful art-like staircase using a conventional steel “I” beam as a base for the staircase, floating gum tree steps and grinded metal handrail, creating a clean yet rustic look.??Whether as your own private, quiet haven or a backdrop for festive entertaining, the home's exquisite ambiance provides the perfect setting. The dramatic living room with 23-foot ceiling height and illuminated wall slit that spans all the way to the second floor is gracefully paneled with the original white brownstone bricks. Your inner chef will surely be inspired by the 450 sqft eat-in chef's kitchen with equipped with high-end appliances such as a 6 burner Wolf with indoor grill, Viking oven and Bosch dishwasher and dedicated separate refrigerator and freezer, as well as floor-to-ceiling custom French cabinetry and 150 sqft worth of sleek granite counters. On the parlor floor also sits a striking stainless steel prison-style half bathroom.??Ascend the stairs to the loft-like master bedroom with a balcony that's an ideal respite with built-in closets, w, and a fabulous master bath separated by a full-height acid-etched glass divide, with double shower whitewashed bamboo floors, a custom granite soaking tub, double glass sinks, and back painted glass tiles floors and walls.

The serene garden floor presents the second bedroom, movie theater, and second bath, with a claw foot tub and glass enclosed shower stall. Other amazing highlights include pre-wiring for stereo surround sound throughout, a built-in home projector screen and WiFi. Off the kitchen, escape to the outdoors on 400 sqft Italian ceramic wood tiled patio with natural gas outlet for a barbecue.

A rare gem in an excellent location planted in between main east and west subway stations, as well as restaurants – Chez Lucienne, Red Rooster, Lenox Corner, and shops – new incoming Whole Foods Market - along Lenox and Fifth Avenues, the 125th Street commercial corridor and the Apollo Theater!

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
