Property Description for 258 Saint Nicholas Ave, 6-D

Welcome to The Dwyer Condominium

Available for the first time on the resale market, this two-bedroom, two-bath home at 258 St Nicholas near Morningside Park and the Express Trains at 125th St features double-exposed South and East facing panoramic views of South Harlem. Apartment 6D is a one-of-a-kind corner home that floats over the rooftops of one of the most coveted neighborhoods in all of Manhattan.

The lofted ceilings are reminiscent of the building’s commercial roots. Originally constructed as a warehouse, the developer designed the unit to retain it’s high ceilings and pin-drop quiet floors by using hardwood oak. The current owner has married Zen with the airy-openness of the unit and added custom detailing throughout to bring in earthy tones providing a real escape from the hustle and bustle of city-living.

From the moment you enter the foyer you’ll quickly realize this is unlike any other home on the market. Pass into the dining area, and grand living room of the 1320 square foot space and you’ll be transported somewhere serene. Double-paned windows throughout bring in extra peace, and open the 2 large French Doors onto the Juliet Balcony to bask in the sunlight from dawn till dusk.

KITCHEN: This appointed Chef’s kitchen features a stainless steel appliance suite including a refrigerator, gas range, and dishwasher. A 7.5 ft long island, complete with breakfast bar, adds plenty of space to prepare and plan a meal. Granite countertops throughout and soft-close cabinetry.

LAUNDRY: The home has In-Unit Washer and Dryer.

BATHROOMS: The marble-accented bathrooms have been thoughtfully updated and kept immaculate. The Master en-suite has a large deep tub while the 2nd bathroom features a glass-enclosed shower with teak-wood inlay.

CLOSETS: The home has 3 deep closets, a huge walk-in closet, and thoughtful storage space throughout.

BUILDING: Full-time doorman and staff, beautifully landscaped roof garden with tables and chairs, laundry room, and bike storage. Pet friendly!

LOCATION: Sensational. Convenient to Whole Foods, Restaurants, Central Park, Morningside Park and Columbia University. Near shopping along the major 125th Street corridor for both major stores and some boutique options. Less than 2 blocks to 125th St transit featuring two express trains and two local trains, you can get to Columbus Circle in one stop. The Metro North stop is within 5 blocks.

Other highlights include a 421-A Tax Abatement expiring in 2033 and PTAC (hotel style) A/C Units throughout!

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
