Property Description for 160 East 26th Street, 2-F

Let this charming Gramercy residence be your next home. This duplex studio has a smart design, with separate and distinct areas for the entry foyer, living space, and dining room. Entering the apartment there is a large foyer with a spacious wall of closets. A spiral staircase leads you into the bright living space accented with exposed brick and a working fireplace. A large oversized window allows in great natural light. From here you take a few small stair steps into the dining & kitchen area. This allows for a comfortable separation of the space, a feature rarely found in studio living. The recently renovated kitchen has stainless steel appliances, including a dishwasher and modern glass tile that adds a pop of color. Down a hallway you will find the impeccably renovated bathroom as well as more closets. This home is the epitome of Gramercy charm. This well maintained coop has renovated lobby and halls, laundry on the second floor and an outstanding and very responsive Super. Pets, parents buying for children, guarantors and Pied-A-Terres are permitted. Subletting is permitted after 2 years for 1 year with a year renewal.  Located near Madison Square Park, Gramercy Park and the 6,N, and R trains this location can’t be beat. The area’s restaurant scene is incredible as well; Eataly, A Voce, Les Halles and of course the 3 Michelin starred Eleven Madison Park.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
