Property Description for 9 Pinehurst Ave, 4-A

FINANCING NOW AVAILABLE!

Located on one of the most charming streets in the very sought after, up-and-coming Hudson Heights neighborhood, this three bedroom charmer is a real steal. Come home to a tree-lined street surrounded by beautiful looming prewar facades, fresh river breezes, along with a vibrant nightlife and a booming restaurant sector. This is a great opportunity to buy into an extremely flexible coop, in a section of Manhattan that is appreciating in value by the day.

This never lived in sponsor unit has been meticulously renovated and restored. Upon entering you are welcomed by soaring ceilings and a brand new, open chef’s kitchen that is equipped with a stainless steel cooking range, built-in wine racks, granite counter tops, and a convection microwave. The spacious living room offers unobstructed northern views and a constant stream of natural light making the apartment bright, airy and open. Down the hallway, you have three spacious bedrooms and a bathroom, which offer a layout conducive for good separation and privacy. There are no load-bearing walls, so the configuration is very workable if you would want to alter the layout. The apartment offers multiple closets, big enough for any wardrobe or extra storage purposes.

This coop offers a tremendous opportunity with great upside, and makes sense for users or investors. The building permits and offers the following: an unlimited subletting policy, no board interview, pied-a-terre, co-purchasing, washer/dryer, parental purchasing, gifting, an on-site super and pets allowed.

The A express train is located one block from the apartment and can have you to midtown in 15 minutes along with the express M98 and M4 bus lines. Nearby you can find Ft. Tyron Park, the Heather Garden, Metropolitan Museum of Art’s Cloisters, the Little Red Light House under the Great Gray Bridge, public tennis courts, and the Columbia Presbyterian Medical Center.

5 Pinehurst Avenue, 9 Pinehurst Avenue, and 752 West 178th Street are all part of the same cooperative. Please note this is a walk up building.

Washington Heights | Manhattan

Quick Profile

Washington Heights, a hilly neighborhood on Manhattan’s northern tip known for its affordable apartments, preserved pre-war buildings, and Dominican food. Some would argue that it's a hidden gem and one of Manhattan's last neighborhoods that has retained its culture. The large swath of land is bordered by Inwood to the north along Dyckman Street, by Harlem to the South along 155th Street, by the Harlem River to the east, and the Hudson River to the West. It is the highest natural point on the Island of Manhattan.

Despite its high residential density, Washington Heights and Inwood have not seen modern housing construction in more than a decade other than relatively small housing units. Midtown Manhattan, Battery Park, TriBeCa, Chelsea, and Hell’s Kitchen, on the other hand, have seen an increase in building. Most of the high rise construction belongs to hospitals such as New York Presbyterian, Columbia University Medical Center, and educational institutions like Yeshiva University and Boricua College.

Washington Heights has access to amazing green spaces like The Cloisters, Fort Washington Park, Highbridge Park and Fort Tryon Park. There is no shortage of historical landmarks either. Remember General George Washington set up his camp in Washington Heights during the Revolutionary War. He used the elevated neighborhood to his tactical advantage to spot the Redcoats. As history would have it, his plan didn’t work out so well and the British occupied New York for seven years.
