Property Description for 40 Dean Street, G-2

Spectacular 1500+ sf duplex two-bedroom/three-bathroom condo at the crossroads of Cobble Hill and Boerum Hill with separate dining, home office, den and shared garden. There are seven rooms in total. The apartment has a washer/dryer in-unit, hardwood floors throughout, luxury finishes, central A/C and heat with dual controls, ample closet space and light — both natural and with countless overhead lights with dimmers.

This rare apartment really has it all. The ground level is absolutely light-flooded with entire walls of windows with southern exposures and a giant fanned skylight in the open living room. All of these windows look onto your shared garden (shared with one neighbor) with beautiful landscaping. The separate dining room at entry has built-in storage, coat closet, and a full bath. Windowed kitchen has high-end stainless steel appliances and room for eat-in dining. The lower level also has windows/skylights and gets good light, and includes a spacious den/family room. The master bedroom has a walk-in closet, custom built in wardrobe, and en-suite bath. There are two additional rooms that can be used as bedrooms or a bedroom and office, all with closets. This apartment is originally a one-bedroom but is currently used as a two-bed plus office, and could even be a three-bedroom (all with at least queen beds).

The location can't be beat— on Dean and Boerum Place, at the crossroads of Cobble Hill and Boerum Hill, minutes from amazing restaurants, bars, and retail options (including Trader Joe's, Rag & Bone, Barney's, and so much more) on Smith, Atlantic, and Court Streets. Transportation is also a breeze with the F train two blocks away, and the 2,3,4,5,R,A,C trains 0.4 miles away. First showing this Sunday! July 29th 2:30-4:00pm.

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
