Property Description for 323 Greene Ave, 4-B

Up in the sky lies this legal 1 bedroom duplex, currently configured as a 2 bedroom plus home office with 3 outdoor spaces.

As soon as you enter this home, you are struck by its 20 foot ceilings and accompanying windows, which face south and flood the living area with all the natural light you could ever want. Perfect for entertaining, the main living area has a custom built-in dining bench and matching dining table with seating for up to 8 people. There is also plenty of space for a large couch and even has a juliet balcony, perfect for potted plants to add some natural color.

The kitchen has a highly functional u-shape layout and overlooks the living area. There are stainless steel appliances, a full size dishwasher, Kashmir white granite kitchen countertops, a garbage disposal and ample cabinet storage.

Past the kitchen is the apartment’s bonus room, which can be used in a variety of ways. Currently set up as a nursery and play area, it was a dining room in its past life and has been used as a home office in similar apartments in the building. The back of the first floor is where the first bedroom is, large enough for a king sized bed and features a large terrace. There is a full bathroom on the first floor as well, with a deep soaking tub. Across from the bathroom is the washer/dryer closet, with lots of built in shelving.

Up the wooden flight of stairs is the second floor of the duplex. Currently set up with a home office/den in the front, overlooking the living room and highlighting the blue sky views from the 20 foot tall ceilings. Past the home office is the master bedroom. Complete with a recently remodeled bathroom of clean white subway tile, custom walnut shelving and a spacious walk in shower. Off of the master bedroom is the large, expertly crafted private terrace which was built with a floating deck system that not only encourages proper drainage but protects the roof from any damage. Lounge on the outdoor couch, dine al fresco or grill up a feast when the weather allows.

The Lineage is a condominium made up of 6 contiguous buildings and is tax abated through 2036. Located on a classically beautiful Brownstone Brooklyn block, you are surrounded by fantastic Clinton Hill hot spots such as Speedy Romeo, Bedford Hill, Clementines Bakery, The Finch and Mecklebergs, to name a few. The G train is 2 blocks away and C train is on Franklin and Fulton for a quick commute to Manhattan.

Bedford Stuyvesant | Brooklyn

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
