Property Description for 308 West 119th Street, 1-K

You’ve found the needle in Harlem’s haystack…an exceedingly rare private townhouse with the un-paralelled amenities of Harlem’s famed Brownstone Lane condominium. This remarkable compound is ideally set on one of the best tree-lined streets that is steps to Morningside Park, Best-Yet market, restaurant row and a 6-minute express subway to midtown.

This architect designed 3-bedroom triplex was gut renovated in 2013 and is a true showcase with an array of contemporary materials where style and function are seamlessly blended. Sunlight from the verdant private courtyard garden floods a dramatic loft style parlor floor with 11’ ceilings, that is perfectly suited both for large scale entertaining and for casual living. A house-sized, chef’s dream kitchen has been carefully crafted with an enormous serving island, custom-fitted pantry, built-in Wolf microwave, 48’ Sub-Zero fridge and a one-of-a-kind Valcucine cupboard. Wide plank rift-and-quarter sawn white oak flooring is complemented by a walnut and wrought iron staircase, Estiluz lighting fixtures and custom fabricated non-reveal doors. Efficiently positioned between all three bedrooms is a suburban-sized laundry area which is deftly hidden behind a custom-built solid walnut sliding panel.

Storage space abounds in a finished basement with 12’ ceilings. This floor can be a den, music room, children’s play room, home theater, etc. Al-fresco dining can be savored in a secluded 300+ sq ft private patio with lighting, electricity and BBQ grill.

Brownstone Lane features two street-level lobbies, doorman, parking garage, laundry room, children’s play room, fitness center, bike storage and a lush planted block-through common garden. Brownstone Lane is a 100% owner occupied building; individual subletting is not permitted.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
