Beauty and value combined in one unique package. The property tax abatement and low common charges will get your attention and the style and convenience will make you want to call it home. Just steps from the energy and activity of Frederick Douglass Boulevard is your personal sanctuary. Enter through a keyed elevator entrance to the open kitchen/living area where light floods in through the large windows and glass balcony doors. Relax on the south-facing balcony and then use the chef's kitchen to entertain family and friends: the Wolf range, Sub-Zero refrigerator and Miele dishwasher are framed by Aster Cucine and Pedini cabinetry with Caesarstone and Pietra Cardosa countertops and backsplash. Wide plank oak floors are laid throughout the home. The bedrooms face the north and catch the morning sun. The European-style bathrooms include Toto toilets and elegant tile and finishes. A full-size washer and gas-vented dryer and secure storage dedicated to this unit provide substantial conveniences. Restaurants and shops abound on Frederick Douglass Boulevard and Whole Foods Market, the Farmer's Market at Morningside Park, and artisan shops provide a great selection of food and produce. And 265 West 122nd Street is very conveniently located for commuting: the A/B/C/D express subway station at 125th Street and the 2/3 train at 125th Street are nearby and buses are plentiful. Access to airports and bridges is also easy by car or mass transit. The apartment is one of four units in a self-managed, townhouse condominium. With among the lowest carrying costs on the market, it will deliver value well in the years to come Note that photos represent a model unit with an identical footprint.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
