Property Description for 1264 Amsterdam Ave, 1-C

**FIRST SHOWINGS BEGIN 2/21**
**1 BEDROOM/1 BATHROOM**
**CO-OP IN THE HEART OF MORNINGSIDE HEIGHTS/NOCO**
**EXTRAORDINARY VALUE** **SUPER LOW MAINTENANCE** **WILL NOT LAST**
**SADLY, NO DOGS ALLOWED**

Nestled in the heart of Morningside Heights/NOCO - this 1 bedroom/1 bathroom, first-floor, gem-of-an-apartment is the perfect-sized flat for (first-time OR experienced) buyers looking for a cozy, warm, and conveniently-located home in one of the city’s most exciting neighborhoods.

Adorable doesn’t go far enough to capture the unique charm of this inviting 1 bedroom apartment. An entrance hall guides you into the open kitchen and living room, separated by a semi-floating island counter/table top (excellent for cooking AND serving). The living room is wide with two large windows and polished hardwood floors. Further in, separated by French Doors, you’ll find the generously-sized pin-drop quiet bedroom, also with two windows and two closets. Just beyond the bedroom windows, accessible from a separate entrance, is a small outdoor space which is dedicated for the use of this unit. Though limited in use, due to its small size, outdoor space is always a bonus.

This apartment comes with a large, separate, private storage area in the basement.

The well-maintained building also has bike storage and a common laundry room. 1264 Amsterdam is a 100% solid, walk-up co-op with excellent financials. Co-purchasing and gifting are allowed; sadly, our canine comrades are not.

Regardless of what you call it - be it Morningside Heights or NoCo (North of Columbia) - the benefits of living in this delightful neighborhood are a given (and growing): world-class dining, landmark cultural sites, and an emerging high-end retail footprint.

Start with BBQ at Dinosaur, followed by a screening at The Magic Johnson Movie Theatre or a show at The Apollo, and, of course, end with dessert at Chokolat Patisserie and Cafe. Then, spend a sunny Saturday exploring Grant's Tomb, running along The Hudson, or just people-watching at the beautiful nearby campuses of Columbia and Barnard.

Virtually a hub of transportation for all points north and south, it's a mere two blocks away from the 1 Train and close to the A,B,C, and D Trains and multiple Bus Routes.

This apartment offers a unique opportunity to build a home in one of the most exciting neighborhoods the city has to offer. At this price, and with such low maintenance, you can be sure it won't be available for long.

Morningside Heights | Manhattan

Quick Profile

Due to the large number of institutes of higher learning that are housed within its borders, most notably Columbia University, Morningside Heights has a very definite college-town vibe. It has been dubbed the “Academic Acropolis,” both for the large number of schools and for the fact that the neighborhood is built high atop the Manhattan schist bluffs that are the geological bedrock of NYC. From this vantage point, which is the highest point of land in all of Manhattan, you can take in stunning views of upper Manhattan and the Hudson River. Sunsets are especially breathtaking from Riverside Park.

Walk through Morningside Heights and you’ll see a diverse population, especially when the schools are in session. It has a generally quiet atmosphere, bounded by large green spaces, dotted with small cafes, specialty stores, and restaurants that offer all manner of international cuisine. There is a modest nightlife consisting of intimate bars and small musical venues, many of which are open to the wee hours of the morning, and frequented by students.

Housing is primarily pre-war buildings that have larger apartments and beautiful architecture clustered around Broadway. You can find affordable walk-ups in low-rise buildings on the side streets. Many of the residential buildings in the area actually are owned by Columbia University.
