Property Description for 2611 Frederick Douglass Blvd, 4-C

The home is located in The Bradhurst on Strivers Row, Central Harlem. There are no other available 3 bedroom and 1 ½ bathroom homes in Upper Manhattan quite like this one. Upon entering into this 1400 square foot duplex home you will find a separate dining room, spacious kitchen, living room, half bathroom and hardwood floors. This floor has 9 foot ceilings.

You will then walk up the hardwood stairs to a top floor containing a master bedroom that currently fits a king sized bed with more than enough room to spare. There are 2 bedrooms, each with closets. There is a large full bathroom. There is an abundant amount of closet/storage space including a washer and dryer hookup area. This floor has 10 foot ceilings. All of the bedrooms are carpeted.

This 4th floor home receives plenty of sunlight. There are hardwood floors throughout (except bedrooms, kitchen, and bathrooms). This is the largest unit in the building. You can design this home into any of your desired visions. It also presents an excellent investment opportunity for savvy investors since there are no rental restrictions.

The building is exceptionally quiet and well maintained. There are two elevators. There is a superintendent on premises. There is a security station and security guard in the lobby. The home is located just two (2) blocks from the A, B, C, & D subway trains and three (3) blocks from the 3 subway train. It is a short distance to Central Park. Other area attractions include the Red Rooster which is owned and operated by world renowned chef Marcus Samuelsson, the Historic Schomburg Center, the Studio Museum of Harlem, Abyssinian Church, Central Park's Lasker Ice Rink and Swimming Pool, the Harlem Meer, City College of New York, the Apollo Theater and Sylvia’s restaurant. Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
