Property Description for 174 Duane Street, PH

IMMEDIATE OCCUPANCY - LAST UNIT AVAILABLE Built in 1910, and recently gut renovated to the highest standards, this exceptional duplex penthouse located in the heart of TriBeCa is a one-of-a-kind masterpiece.
At 25-feet wide with over 11-foot ceilings, the stage is set for bright and airy living spaces sensitively renovated to retain the structure’s original character with finishes of the highest quality. The three-bedroom, three-and-a-half-bathroom home showcases chic modern interiors by the renowned architect Andre Kikoski, providing an ideal environment for both lavish entertaining and serene everyday living.
Arrive via keyed elevator on the upper level, where the living room, warmed by a marble gas fireplace, is flooded with light. Floor-to-ceiling Nanawall window doors open to the 300 SF fully finished and landscaped terrace, overlooking Duane Park and iconic TriBeCa buildings.
Opposite the living room — past expansive gallery walls, a sculptural glass staircase illuminated by an enormous skylight, and an open Chef’s kitchen — the dining room is flanked by an even grander terrace.  South-facing, the terrace offers magnificent views stretching from lower Manhattan to One World Trade Center, creating a stunning daily backdrop. Adjacent to the dining area, the beautifully equipped open Chef's kitchen stands ready to accommodate lively dinner parties or quiet family meals. Rows of custom walnut cabinetry and Taj Majal marble countertops surround top-of-the-line appliances by Sub Zero, Wolf and Miele. A large pantry, coat closet, and beautiful powder room add further convenience to this entertainment level. Six-inch wide plank oak floors grace the home throughout.
Via elevator or floating staircase, the lower level accommodates three luxe bedrooms and bathrooms. The 25-foot wide master suite is enhanced by a tree-line park panoramic and inimitable views down Staple Street. The decadent en suite bathroom boasts floor-to-ceiling marble with a large walk-in rain shower, free-standing tub, dual-sink vanity, Toto toilet and Waterworks fixtures. This expansive suite offers ample room for a king-size bed, sitting areas, and unparalleled storage thanks to two walk-in closets and a wall of built-in wardrobes. Matching bedrooms — each with sunny south-facing windows, large walk-in closets and en suite bathrooms — are situated on the opposite end of this level. The office/media room separates the master bedroom from the other suites and is bathed in light from the skylight above, while the nearby laundry room houses an Electrolux washer and vented dryer.
174 Duane Park is a boutique condominium offering 24-hour virtual doorman, private storage lockers, and bike storage. Located in the Tribeca West Historic District, the building is situated on the most gorgeous block downtown. Premier shopping and dining surrounds the residence, with access to prime transportation.

Tribeca | Manhattan

Quick Profile

TriBeCa, named after the small geographic triangle below Canal Street. It’s not really a triangle, it's a quadrilateral and it's bounded by West Street, Broadway, and Chambers Street. It’s a little too late for a name change and besides, QuaBeCa doesn't sound half as cool as Tribeca.

One of New York City’s more notable acronymed neighborhoods, TriBeCa is known for its trendy boutiques, fabolous restaurants, historical landmarks, and resident celebrity lofts. It still holds the title of one of the coolest places to live in New York City.

TriBeCa is one of the first residential neighborhoods of New York City. Way back in 1700’s wealthy New Yorkers built homes and maintained gardens in what is now TriBeca.

Later in history it shifted from residential to warehouses, commerce and markets. After the Civil War, shipping hubs moved from the East River to the Hudson River and revitalized areas like the South Street Seaport and TriBeca. When shipping and commerce increased, the area soon became a favorite spot for wholesalers to store their goods in large industrial warehouses.

Just like its neighbor SoHo, TriBeCa boasts one of the world’s largest collections of wrought-iron facades and Neo-Grecian architecture.
