Indoor-Outdoor Living: Refined

This meticulously renovated three-bedroom home features dramatic light and open views from an over 1350 square foot wrap-around terrace. Upon entering this home designed by Eisner Design and published in Interior Design, one is struck by the attention to detail and quality in an over 2600 square foot space, lending itself seamlessly to indoor-outdoor living. The living and dining rooms each offer access points to the terrace and inspiration in every season, anchored by a fireplace. The open chef's kitchen features top-of-the-line appliances and thoughtful details even the most avid chef would appreciate. A spacious master suite is architecturally separated into sleeping and study space with additional access to the terrace. Experience ultimate zen in the large master bathroom with free-standing soaking tub, radiant-heated floors, steam shower and reclaimed pine custom shelving. A secondary master suite also features a large walk-in closet and windowed bathroom with peaceful terrace and courtyard views. Forging a delineation between private and public areas of this home is a custom-lit gallery wall with subtle curvature. Accentuating the level of detail taken at every level of this meticulous renovation is custom millwork through for thoughtful storage and gallery pieces, rich walnut hardwood flooring, frosted glass panels, solid-core wood doors, laundry room, foot pedals that allow for hands-free operation of the kitchen sink, and a smart panel system that controls music, window treatments, HVAC and halogen and LED lighting.

310 East 53rd Street is a full-service condominium with 24-hour doorman and concierge, live-in super, a newly renovated fitness center, bike room, garage and a tranquil modernist courtyard for gatherings with neighbors. From interior features to location, this home offers a curated New York life, with the renowned architecture and dining of the Midtown Cultural District a few blocks away, the East River Greenway to the East, and Rockefeller Center and Broadway shows close by. As primary residence or pied-a-terre, this home is the perfect retreat in the heart of the city; investors have opportunity for healthy rental income and cap rate.

Sutton Place | Manhattan

Quick Profile

Sutton Place is usually described with favorable words like charming, cozy, great neighborhood, hidden gem, sanctuary, or even small village inside a big city. Those descriptions aren’t from real estate folks either, they’re from the people that live and work there, so it must be true.

The quiet and upscale neighborhood is more like an enclave. It’s bounded by East 53rd Street to the south, East 59th Street to the North, First Avenue to the west, and the East River to the east. Most residents will tell you that everything you’ll ever need is located in the neighborhood. When it’s time to venture out into the cityscape, Sutton Place is within easy reach to Midtown and cultural attractions like the Museum of Modern Art, Rockefeller Center, Central Park and other iconic sites.

Manhattan has always had notable celebrity residents. But for unknown reasons, Sutton Place has had more than its share of superstars over the years. Some of the more iconic celebs include: Marilyn Monroe and Arthur Miller, Freddie Mercury, Sigourney Weaver, Joan Crawford, Michael Jackson and sister Latoya (Just for one summer).

Sutton Place is named after Effingham B. Sutton, a shipping merchant and entrepreneur. After hitting it big in the California gold rush, Sutton built brownstones along East 57th and East 58th streets with aspirations of making the section more residential. Poverty and crime dashed his dreams. The street gangs that hung out along the dead-ends and cul-de-sacs added to the neighborhood’s decay. Sutton was about to give up on his development endeavors but the Vanderbilt’s and the Morgan’s showed up in the 1920s and transformed the neighborhood. It soon became a wealthy enclave.
