Property Description for 315 West 112th Street, GARDEN

A truly rare and unique offering, this brand-new triplex condominium is set in a refined Harlem townhouse carefully aligned with the architecture of the neighborhood.

The level of care that went into building this three-bedroom, three-and-a-half-bath home is immediately evident upon entering. Large Pella windows on the street side and huge, energy-saving tilt-and-turn windows on the back, flood the apartment with light and provide views in every direction, while hard wood floors, recessed LED lighting and exposed brick accents provide sumptuous living.

The garden level is dominated by the enormous open kitchen and dining area, which features custom wood cabinetry, Quartz countertops, a six-burner Bertazzoni stove, wine cooler, garbage disposal, Bosch dishwasher, and Sub-Zero refrigerator . The wall just beyond the kitchen area features floor-to-ceiling windows and a double-height space that look out on the private garden, accessible from the lower level. There’s also a junior bedroom on this floor, which can double as a home office and has access to a private bathroom.

Upstairs, the master suite features a plenty of closet space and a luxurious bathroom with Hansgrohe and Toto fixtures, Eastern White marble, a custom-made double vanity, Italian porcelain floors, Schluter radiant heated floors, an immense soaking tub and a rain shower. The bedroom is at the back of the house, secluded from the street, and features a 6' x 11' bank of north-facing windows.

The lower level has a 275-square-foot living area, with tall ceilings, a gas fireplace, storage room, powder room and a laundry room with oversized W/D. Through this level, you can access the two-tiered private patio and garden, which has dedicated gas line to BBQ grill.

Additional high-tech amenities include smart thermostat-controlled HVAC, built-in surround sound speakers and video intercom and security systems with control points on each floor.

Located on West 112th Street between Manhattan Avenue and Frederick Douglass Boulevard, the apartment provides easy access to all of Harlem’s myriad dining and cultural options, not to mention the plethora of world-class museums along Central Park West. There’s easy access to ample outdoor space with Morningside Park at the end of the block and Central Park is a mere two-and-a-half blocks away—and the B, C, 2, and 3 trains are all a short distance from the front door. Come see what historic Harlem has to offer!

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
