Property Description for 272 Water Street, 3-R

Enter off a historic cobblestone street and move right in to this beautiful, completely custom-renovated, 1,000 /sf loft. The elegant charm of an old seaport warehouse meets modern luxury in this spacious designer home. No detail was spared in the renovation of this space while maintaining the classic charm of the original warehouse loft.

As soon as you walk into the entry foyer of this authentic New York City loft, you are greeted with the thoughtful and tasteful design of this generously-proportioned home. New wide-plank, white-oak floors provide the foundation for this luxurious retreat. This magnificent home features soaring ceiling heights, exposed brick and original wood beams throughout. Original details are brought to life with new custom LED lighting set with dimmers, although there is an abundance of light from the oversized windows with open courtyard views.

The open chef's kitchen features Italian-lacquered cabinetry by Scavolini, all new high-end, stainless steel appliances including a Viking range and microwave, Miele dishwasher and Liebherr refrigerator. There is a 24-bottle wine refrigerator built into the breakfast counter and the large dining peninsula allows for endless evenings of entertaining. The spa-like bathroom is highlighted by Wetstyle-designer fixtures including a separate shower and deep-soaking tub. Keep warm in the winter with the radiant-heated flooring set by digital timer.

A custom-built steel and wood staircase leads to a large sleeping loft or kids bedroom, perfect to get a birds-eye view of the open space below. The unit offers central air conditioning, a laundry closet with an extra-large washer and dryer and ample storage including a walk-in closet with custom built-in shelving units. There is also a sizable private storage unit in the basement.

Just down the block from NYC's newest elementary school building (the highly-rated Peck Slip school), 272 Water Street is within a five-minute walk to dozens of restaurants, wine & coffee bars and small shops that make this cobblestone neighborhood so special. The restoration of the Fulton Market building is near completion and will soon be the home of a brand new movie theater. There is also work underway to introduce a new gourmet food hall in the space that was once occupied by the original fulton fish market. Weekly farmers markets, Smorgasburg food stalls, live entertainment and events highlight the open public space of the seaport, providing plenty of activities for everyone from singles to families with young children.

Getting around the city from here doesn't get any easier. The Brooklyn Bridge subway station (4-5-6 trains) is a seven-minute walk away and the Fulton Street station (A, C, 2, 3) is just around the corner. Not to mention the close proximity to Pier 11, with access to NY Water taxis and ferries to get just about anywhere.

272 Water Street is a 10-unit boutique condominium with an elevator, private storage units and a brand-new high-tech security system that allows you to buzz in guests from the convenience of your phone. The open floor plan allows for plenty of imagination and creativity. True one- or two-bedroom options are certainly a possibility with all the space here. A great investment opportunity awaits in this pet-friendly condo building. Pied-a-terres and subletting are allowed.

Financial District | Manhattan

Quick Profile

The Financial District (FiDi) today is a bit of a hybrid neighborhood, as the residential component continues to grow in an area that has been historically dominated by the financial and insurance industries. The residential experiment, which began more than two decades ago, continues to evolve in an area with a large concentration of older, large office buildings. Developers have taken to these aged buildings and have re-positioned them as residential properties. In turn, the public spaces, services and retail establishments needed for a thriving residential neighborhood have followed making this an important destination for city residents.

Since 2000, the residential population of the Financial District has nearly tripled in size from about 23,000 residents to more than 60,000 inhabitants. Many of the residential pioneers to FiDi were people attracted to the lower rents in the neighborhood, particularly the post-collegiate crowd. While the millennials still maintain a large footprint here, there are plenty of families that now consider the Wall Street area home.

Many of those that live in the Financial District walk to work. If you reside here and need to commute elsewhere, the transportation from here is about as good as it gets. Express trains can take you to Midtown, either east or west, in twenty minutes. Brooklyn is but a single subway stop away. There are also ferries across to Brooklyn, Queens and Staten Island.
