Property Description for 1103 Prospect Ave, 3-D

The penthouse at 1103 Prospect Ave is a incredible space with a enormous planted private roof located in the idyllic neighborhood of Windsor Terrace and just three short blocks from Prospect Park. Light streams into the apartment through three exposures (N/S/W) overlooking tree lined streets. The open plan living room features a wood burning fireplace, recessed lighting, dining alcove and french doors to a private balcony. A windowed kitchen includes new, stainless appliances, caesarstone countertops and breakfast bar. Beyond the kitchen, you will find a well-appointed, windowed bath with soaking tub, in-unit washer/vented dryer and two spacious bedrooms. Off the quiet master bed, you’ll find an en-suite tiled bath and private balcony.

Perhaps the most unique feature of this apartment is the thoughtfully designed 1100sf+ private roof deck accessed through the living room. Arranged with multiple uses in mind, one could imagine the raised deck area as the perfect spot for cocktails and dinner parties while the turfed lower level might accommodate a safe play area or sunbathing. Custom planter boxes line the entire area and both electricity and water have been installed. Finally, storage is abundant throughout the unit and an extra large on-site storage unit is included.

Parc Maison is a solidly constructed and well run boutique condo which enjoys incredibly low common charges and a tax abatement through 2024. Fantastic eating and shopping options abound within a few short blocks and conveniently, you’ll find a pharmacy and market across the street. The F/G train stop is an 8 minute walk away and the property is zoned for District 15 which includes P.S. 154 The Windsor Terrace School and Pre-K Center at Bishop Ford School Site. $160 assessment in place until Oct 2019.

Windsor Terrace | Brooklyn

Quick Profile

The tiny, comma-shaped neighborhood of Windsor Terrace is bookended between two of Brooklyn’s largest green spaces, Prospect Park and the massive Green-Wood cemetery. Aside from the presence of the Prospect Park Expressway, which dissects the neighborhood in two, this residential community offers a suburban sensibility with its tree-lined streets, low volume traffic and the low height character of its streetscape.

Many homes in the area are low to the ground, lending a suburban feel to the neighborhood, and the area has been down-zoned to maintain its low-rise appeal and character. There are plentiful brick row houses that have very low turnover. If you are lucky enough to buy or rent one, you tend to hold on to it. There are also small apartment buildings, private homes, condos and multi-family homes in a wide price range

There is commercial development along Prospect Park West, Fort Hamilton Parkway and Prospect Avenue, but even these new stores and restaurants are mostly family-owned and operated, maintaining the small-town charm. The pace of life is slower. The schools are good, which is a big draw for families with young children. The people are friendly, which gives a real sense of neighborhood and community to Windsor Terrace.
