Property Description for 435 East 52nd Street, 16-C

This beautiful high floor tower duplex ?at River House is in mint condition and features spectacular open river and city views from all principal rooms, as well as incredible outdoor space as it opens onto the largest terrace in the building. Grandly scaled, the apartment was originally gut renovated by Bunny Williams and has been meticulously maintained.

The main level has a gracious flow ideal for entertaining. An elegant entry hall opens into an expansive and classically proportioned living room, featuring a wood-burning fireplace with handsome marble mantle, wide plank quarter-sawn oak floors, French doors opening to the enormous roof terrace, direct river views to the east and south through two walls of huge windows, and recessed art-lighting. Also off the entry hall is a mahogany paneled library, leading to a Dupioni silk-clad dining room with impressive Manhattan skyline views and parquet de Versailles floors. The huge eat-in Chef’s kitchen features Sub-Zero and Viking appliances, granite countertops, a large island with butcher-block top and a built-in banquette dining area. With a separate service entrance, the kitchen leads to a large laundry and storage room as well as a home office, converted from the former staff rooms.

The home’s private bedroom quarters are up a gracious stair. There are two luxurious master suites, one with a wood-burning fireplace, and the other a sumptuous corner room with east and north exposures. Both feature sweeping river, city and bridge views, spacious windowed baths, and generous closet space. A private hall leads to a third guest or secondary bedroom also with two exposures (west and north), and a large terrace with stunning views. The home includes six zones of air conditioning, audio system with built-in speakers in all rooms, and service entrances on both levels.

Built in 1931, the legendary River House ?is one of New York’s grandest and most coveted apartment houses, with a level ?of service rarely seen. Just 75 apartments are serviced by 36 in staff, including a full-time concierge, doormen, handymen, and a rare on-site property management office. Amenities include a beautiful iron gated private motor court, a stunning original Art-Deco lobby, two spectacular river-facing gardens, and the extensive athletic and dining facilities of the renowned River Club, to which shareholders may now be automatically admitted (with payment of separate membership charges). This is a rare and very special property.

Sutton Place | Manhattan

Quick Profile

Sutton Place is usually described with favorable words like charming, cozy, great neighborhood, hidden gem, sanctuary, or even small village inside a big city. Those descriptions aren’t from real estate folks either, they’re from the people that live and work there, so it must be true.

The quiet and upscale neighborhood is more like an enclave. It’s bounded by East 53rd Street to the south, East 59th Street to the North, First Avenue to the west, and the East River to the east. Most residents will tell you that everything you’ll ever need is located in the neighborhood. When it’s time to venture out into the cityscape, Sutton Place is within easy reach to Midtown and cultural attractions like the Museum of Modern Art, Rockefeller Center, Central Park and other iconic sites.

Manhattan has always had notable celebrity residents. But for unknown reasons, Sutton Place has had more than its share of superstars over the years. Some of the more iconic celebs include: Marilyn Monroe and Arthur Miller, Freddie Mercury, Sigourney Weaver, Joan Crawford, Michael Jackson and sister Latoya (Just for one summer).

Sutton Place is named after Effingham B. Sutton, a shipping merchant and entrepreneur. After hitting it big in the California gold rush, Sutton built brownstones along East 57th and East 58th streets with aspirations of making the section more residential. Poverty and crime dashed his dreams. The street gangs that hung out along the dead-ends and cul-de-sacs added to the neighborhood’s decay. Sutton was about to give up on his development endeavors but the Vanderbilt’s and the Morgan’s showed up in the 1920s and transformed the neighborhood. It soon became a wealthy enclave.
