Property Description for 454 West 46th Street, 2-BS

This sunny, corner 2-bedroom, 1 ½ bath loft with 9 oversized windows and nearly 10-foot ceilings represents a rare opportunity to buy a home in Hell's Kitchen's historic Piano Factory, one of the most distinctive loft conversions in all of Manhattan. Set on a quiet, tree-lined block just minutes from the heart of Midtown, the Piano Factory is an enchanting private enclave with a magnificent interior courtyard filled with landscaped greenery and multiple shady seating areas. The loft features a large corner, double exposure open-plan living/dining space which is sun-filled from sunrise to sunset, thanks to 4 oversized windows with eastern and southern exposures. The English-style windowed kitchen opens onto the living/dining space. The large master bedroom has an en-suite bath, a wall of closets and two oversized windows with eastern exposure which overlook a serene garden. The second bedroom is set on the opposite side of the loft for optimum privacy. A second full bath could be added, and a washer/dryer is permitted. The flexible layout could be reconfigured to best suit your needs, so bring your architect to create the loft of your dreams! (See attached alternative floor plans for conceptual purposes. Any alterations would require coop board approval.) Please note: bedrooms are virtually staged. Dating to the late 1800s, The Piano Factory is a loft-conversion on the site of the Wessell, Nickel & Gross Company, a piano works factory. Today, the building is a well-established, self-managed co-op with very low monthlies, allowing pets, pied—terres and subletting. At the entry, a Romanesque Revival archway leads you to the building's iconic European style courtyard, at once leafy and beautifully industrial. Originally serving as the factory's storage yard, today the brick-lined outdoor spaces are punctuated by striking original steel catwalks, leafy plantings and inviting seating areas. The Piano Factory complex has frequently been used for movie and television filming because of its photogenic beauty. Located in the heart of vibrant Hell's Kitchen, this home is at the center of quintessential New York living, just steps from the Theater District and the heart of Midtown. The amazing Hudson Yards and Brookfield Manhattan West developments to the south and Columbus Circle shops and Whole Foods to the north provide premier shopping, dining and entertainment, while the High Line and Hudson River Greenway and nearby Central Park provide glorious outdoor space. The eclectic restaurant scene of 9th Avenue is just around the corner and legendary Restaurant Row is a block away. Transportation is unbeatable with Port Authority and Times Square providing immediate access to A/C/E, 1/2/3, N/Q/R, S and 7 trains.

Hell's Kitchen | Manhattan

Quick Profile

There is some mystery surrounding Hell’s Kitchen and how it got its name. There’s the tale about two policemen discussing how horrendous the neighborhood was back in 1880’s. The rookie cop turned to the veteran cop and said, “this place is hell.” The veteran cop replied, “No, this is hell’s kitchen.” Some say it's named after a notorious 19th century motorcycle gang. Even the historians will tell you the neighborhood's name has dubious origins.

Regardless of how it got its name, Hell’s Kitchen is here to stay.

Hell’s Kitchen is an iconic neighborhood on the west side of Manhattan. Its boundaries are 34th and 59th streets and 8th Avenue to the Hudson River. The neighborhood has a dense urban feel with plenty of bars, bodegas, restaurants and coffee shops. It’s inhabited by an eclectic mix of young professionals, long term residents from the old days, LGBQT community and members of the performing arts community - due to the highest number of off Broadway theatres in all of New York CIty.

From the early 1800’s to the 1980’s, Hell’s Kitchen held the title for one of the toughest neighborhoods in the city. In its early history it was populated by poor working class Irish and street gangs. Riots, violence, and crime were not uncommon. During prohibition times it was said that Hell’s Kitchen had more speakeasies than children.

Several attempts of neighborhood rebranding have taken place over the years. Clinton, Midtown West, and even the short-lived Hell’s Canyon are a few of the replacement names that have been used. Hell’s Kitchen has a lot of grit and no shortage of fortitude. A trendy name change seems doubtful.

Hell’s Kitchen benefited greatly from the Times Square clean up in the 1990’s. When crime rates lowered and adult theatres and prostitution disappeared, Times Square became less sleazier. Soon after, Hell’s Kitchen changed. The days of Gangsters, Irish immigrants, and rough and tumble housing tenements are part of its storied history. They’ve been replaced with bars, bodegas, restaurants, off broadway theatres, and luxury buildings. The recent completion of Hudson Yards and the Highline extension has brought new life into Hell’s Kitchen

Low-rises, brownstones, row houses and 5 to 6 floor walk ups with studio and one bedroom apartments are common in Hell’s Kitchen. The local zoning laws from previous years kept the building heights on the lower side. Over the past decade, developers have been granted exceptions to building height zoning laws and created more modern highrise developments.
