Property Description for 240 Franklin Ave, 4-A

4BR DUPLEX W/ 3 PRIVATE OUTDOOR SPACES!
OVERVIEW: The first thing you notice upon entering this home is that it's flooded with natural light, and plenty of sky! This total renovation features an optimal layout with rest and entertaining on separate floors; and many thoughtful touches throughout including marble steps and door saddles, 8' custom hand carved doors with nickel hardware, recessed lighting with dimmers, six (6) customizable closets, and 4" white oak hardwood floors [left untreated so owner can customize to your liking].
LOWER LEVEL: The 4th bedroom (or home office) is that coveted space that's hard to find; and the living room is tethered with a huge balcony that runs the length of the apartment, perfect for relaxing after a long day. A marble bathroom with jacuzzi tub is perfectly situated for guests; and the expansive chef's kitchen is handily the star of the show featuring a breakfast bar that seats four, Granite counter tops, Navajo white cabinetry, top shelf stainless steel appliances, and an exorbitant amount of storage. And if that weren't enough, there's a massive private deck off the dining area for indoor/outdoor entertaining with views of the Empire State Building!
UPPER LEVEL: Find a true King-size master bedroom with en suite marble bathroom with jacuzzi tub, customized walk-in closet, and private terrace; two Queen-size bedrooms; and a newly installed BOSCH washer/dryer.
BLDG: Being a part of this close-knit community comes with its perks as well. In addition to the lowest common charges in the area and a 25 year 421-a tax abatement, this boutique condo has a common roof deck with amazing city views; storage; and is pet friendly.
NEIGHBORHOOD: At the intersection of all your needs, find the G train 2 blocks away with increased service, B38 to Downtown Brooklyn and the B,Q in minutes; grocery shopping at Key Food or Millennium (organic); fresh fruit and vegetables at the Bazaar; dry cleaning at Merit Cleaners; wines from around the world at Bouchon; comfort food & drink at Rustik; and the most amazing donuts [they should be criminal] only one block away at DOUGH! So many trendy restaurants, cafes, et al. have made this a destination neighborhood.
THE DEAL: At appx. 1700SF gross interior and 700SF exterior space, this freshly renovated Penthouse Duplex is the perfect combination of price, location, and space; and is easily the best value on the Clinton Hill/Bed-Stuy border.

Bedford Stuyvesant | Brooklyn

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
