Property Description for 535 West 110th Street, 2-D

First time on the market! A gracious 2 bedroom 2 bath apartment with formal dining room awaits you in one of the Upper West Side/Morningside Heights area's top full service cooperative buildings. Enter the apartment and step into a gracious foyer - the living room and one bedroom are all south facing and bathed in sunlight! The large master bedroom features an ensuite bathroom. And then there's the rarely found formal dining room that could easily convert to an open kitchen, or small third bedroom. The apartment features original hardwood floors and classic herringbone design.

535 West 110th Street was built in 1922 and converted to cooperative in 2004. Now over 80% sold, it is financially solid and well staffed with 24 hour doorman service, resident Super and more. Amenities include a full laundry room (although washer/dryers are allowed to be installed in apartments), bike room and storage bins available for rent, a new state-of-the-art fitness center and two wonderful, landscaped/furnished roof tops on the East and West wings.

And what can we say about the neighborhood? A vibrant 24/7 community just blocks from Columbia University and one block from Riverside Park, it's alive with restaurants, shops and boutiques. Around the corner from the magnificent Cathedral of St John Divine (not to mention the Hungarian Pastry Shop and V&T's Pizzeria). Steps from the M4/M104 and M60 bus lines, and the #1 subway.

Morningside Heights | Manhattan

Quick Profile

Due to the large number of institutes of higher learning that are housed within its borders, most notably Columbia University, Morningside Heights has a very definite college-town vibe. It has been dubbed the “Academic Acropolis,” both for the large number of schools and for the fact that the neighborhood is built high atop the Manhattan schist bluffs that are the geological bedrock of NYC. From this vantage point, which is the highest point of land in all of Manhattan, you can take in stunning views of upper Manhattan and the Hudson River. Sunsets are especially breathtaking from Riverside Park.

Walk through Morningside Heights and you’ll see a diverse population, especially when the schools are in session. It has a generally quiet atmosphere, bounded by large green spaces, dotted with small cafes, specialty stores, and restaurants that offer all manner of international cuisine. There is a modest nightlife consisting of intimate bars and small musical venues, many of which are open to the wee hours of the morning, and frequented by students.

Housing is primarily pre-war buildings that have larger apartments and beautiful architecture clustered around Broadway. You can find affordable walk-ups in low-rise buildings on the side streets. Many of the residential buildings in the area actually are owned by Columbia University.
