Property Description for 264 Water Street, 1-B

BEAUTIFUL GROUND FLOOR LOFT - HIGH CEILINGS

Welcome to The Walton Condominium, located in Manhattan's historic Seaport district. Having recently been converted and renovated, this beautiful loft-like apartment is a true gem. With 1,159 square feet, this lofty 1 bedroom with 2 full baths is equally as charming as it is spacious. 9 1/2 foot ceilings, exposed brick walls and large greenhouse windows add to this apartment's character.

Step down into the spacious living room, located next to the designated dining area and open chef's kitchen. Entertain your guests or cook a feast for your closest friends and family in this amazing space. The kitchen is outfitted with top of the line finishes as well as a food disposal and gracious U-shaped Caesarstone countertop. Original, durable hardwood floors run throughout the residence, while exposed cast-iron beams add to the signature loft style aesthetic. The gas range is a top of the line Italian made and designed Bertazzoni, while the stainless fridge is brought to you by Blomberg.

The spacious bedroom, which also features exposed brick, has an en suite bathroom. The residence features incredible closet space throughout, in addition to having an in-unit vented washer and dryer setup.

The Walton is a boutique condominum located on a quaint cobblestone street in the historic South Street Seaport, one of the most rapidly developing neighborhoods in New York City. A quick walk to the newly opened Fulton Transit Center, Oculus and Brookfield place. Located next to eateries, bars and coffee shops like Mark Joseph Steakhouse, Acqua Restaurant & Wine Bar, Nelson Blue, Cowgirl Seahorse, Cafe Patoro and more, there is no shortage of entertainment. With a recently opened iPic Movie Theater just a block away, and the redevelopment of Pier 17 with restauranteurs like David Chang and Jean Georges set to open new culinary experiences, the Seaport is sailing into a bright future.

Seaport District | Manhattan

Quick Profile

The Seaport District sits between the Financial District to the south and the Brooklyn Bridge to the north. The original Seaport designation was limited to the streets east of Water Street from Fletcher Street to Dover Street and incorporated the actual Seaport and the piers. But no more. Today, the neighborhood boundaries have expanded westward toward Park Row and include a surge of new developments in the area around Pace University and City Hall Park.

This is not your father’s Seaport. It is no longer a commercial hub and the seafood industry, which operated out of the port for nearly two hundred years, has been displaced. The older low-rise buildings that line these cobblestoned streets have been repositioned, the SouthBridge towers complex to the east of Water Street has gone free market, multiple commercial buildings have been converted to residential usage and new gleaming residential towers are rising on the site of the iconic J&R Music World which once lined the east side of Park Row.

Still, the Seaport is a small neighborhood, particularly quaint just north of Beekman Street. The streets are dominated by century-old warehouses and maritime buildings which gives the neighborhood its overt character. The Brooklyn Bridge, on its northern edge, looms in the backdrop.
