Property Description for 99 John Street, 1810

This spacious, two-bedroom conversion in the heart of Manhattan's bustling Financial District offers more than a home. It offers the opportunity to live in a luxury amenity building with over 950 square feet at a reasonable price.

Upon entering the foyer, you are flanked by a two-bedroom suite and a bathroom that features a double-high ceiling. Within the suite there is a comfortable master bedroom, a office/nursery that could fit a twin bed or desk, a long wall of closets, and a sizable nook for additional storage. Continuing down the hallway you pass a large wall of closets and a kitchen which is adorned with Caesar stone countertops, white lacquer cabinets and stainless steel appliances. Then the space opens up into a living room with book case wall that has been separated into living and second bedroom. With three windows in the bedroom space and two windows in the living space - this apartment does not feel like a conversion. The views from the second bedroom are incredible; you can spend the day gazing at the Woolworth, 5 Beekman, and Frank Gehry buildings in constant awe of our city's magical skyline.

Building amenities include a 24-hour doorman, luxury fitness room, children's playroom, resident's lounge, large outdoor Zen garden with grills, wrap-around roof deck with cabanas, valet service, separate indoor bike storage and garage parking for an additional fee. 99 John is a half a block from entrance to the Fulton Street Station (2/3, A/C, 4/5, and J/Z trains) and one minute from three large supermarkets including one within the building. You are also located near great restaurants and bars, historic South Street Seaport and the East River Ferry (travel to Dumbo or Williamsburg is less than 10 minutes). Note, pictures are virtually staged.

Seaport District | Manhattan

Quick Profile

The Seaport District sits between the Financial District to the south and the Brooklyn Bridge to the north. The original Seaport designation was limited to the streets east of Water Street from Fletcher Street to Dover Street and incorporated the actual Seaport and the piers. But no more. Today, the neighborhood boundaries have expanded westward toward Park Row and include a surge of new developments in the area around Pace University and City Hall Park.

This is not your father’s Seaport. It is no longer a commercial hub and the seafood industry, which operated out of the port for nearly two hundred years, has been displaced. The older low-rise buildings that line these cobblestoned streets have been repositioned, the SouthBridge towers complex to the east of Water Street has gone free market, multiple commercial buildings have been converted to residential usage and new gleaming residential towers are rising on the site of the iconic J&R Music World which once lined the east side of Park Row.

Still, the Seaport is a small neighborhood, particularly quaint just north of Beekman Street. The streets are dominated by century-old warehouses and maritime buildings which gives the neighborhood its overt character. The Brooklyn Bridge, on its northern edge, looms in the backdrop.
